My client, a large-scale Housing Association in Derby, seeks a Surveyor for a contract role till Jan 2012 with the possibility of further extensions. You will manage the delivery of high quality responsive repairs, voids works and repairs services within the relevant area of operation. You will be responsible for ensuring works are delivered effectively, minimising the disruption to customers, in accordance with all relevant legislation, and including ensuring all relevant planning and building standards permissions are obtained.

Essential skills and experience:

Educated to degree, HNC/HND level or equivalent in an appropriate discipline.

Broad knowledge of the construction industry

Knowledge and experience of Legal Disrepair Protocol and Homes, Fitness for Human Habitation legislation

Understanding and experience of collaborative and partnership working

Good understanding of project management

Good understanding of Gas, electricity and asbestos regulations applicable to a response repairs environment

Knowledge of current legislation relevant to Asset Management and Health & Safety

Understanding of data management and IT systems

Ability to communicate clearly orally and in writing both within and outside the business.

Ability to liaise effectively with staff, residents, contractors and consultants

Ability to work independently and as part of a team

Ability to work in a changing environment with conflicting priorities and deadlines

Ability to follow procedures, plan and prioritise

Ability to write and present reports and contribute to developing policy and procedure

Financial and budget management skills

IT literate in standard office applications and possess the ability to interrogate and manage computerised

databases.

Experience of responsive repairs service, preferably in a housing environment

Ability to travel across the region as required

Willingness to travel with possible overnight stays

The role involves the following:

Carry out diagnostic inspections & surveys under the instruction of the relevant manager in accordance with

Group practice.

Prepare accurate technical advice in all matters instructed by the relevant manager.

To manage cases of legal disrepair from claim to settlement as instructed by the relevant manager .

To manage insurance claims from inception to completion as instructed by the relevant manager

Assess component life cycles & "green" credentials in all surveys.

Provide competent & thorough post-inspections/surveys on all matters (day to day maintenance, voids, and

adaptations) as directed by the relevant line manager and in accordance with governing Group standards.

Provide effective liaison with DLO and/or contractor operatives to ensure the delivery of a top quartile service.

To be familiar with industry standards for the specific performance of the duties of this role including Schedule

of Rates, operational regulatory framework, health & safety (including asbestos).

Undertake training as directed/required for the better performance of the duties of this role.

To ensure that voids are delivered in accordance with the agreed partnering specification.

Provide relevant and accurate reports either statistical or technical.

To liaise with contractors, consultants and other external stakeholders as required and participate in contract

and other meetings.

To assist in the control and coordination of voids management and carry out void inspections, ensuring void

works are completed to Clarion voids lettable standard against key performance indicators.

Liaise with Housing Management and the lettings team in regards to works under your control and other

relevant issues.

Prepare accurate technical advice in all matters related to Aids and Adaptations work within the surveyors

patch.

To liaise between residents, contractors, external agencies and other stakeholders.

Investigate and resolve/report on complaints as directed by the relevant line manager.

Attend resident meetings as required.

To advise on resident improvement/alteration requests.

Act as an effective member of the Property Maintenance Team.

To work with colleagues to provide an effective & efficient maintenance service.

Provide competent technical data/statistics as required.

To be accountable and responsible, (along with peers) for effective and efficient budget operation.

Support the process of service reviews/improvement plans as required.

To "champion" service improvements as required.

Contribute to the business plans of the Maintenance Service as required.

To contribute to the delivery of the Group's corporate objectives.

To support and contribute towards the '2020' green agenda project.

Support and encourage our partner organisations to deliver initiatives which will help us achieve our aims and

objectives and deliver initiatives that may benefit our customers and the wider community.

Ensure compliance with the organisation's Equality and Diversity policy and relevant legislation.

Ensure compliance with and promotion of the organisation's Health & Safety policy and legislation.

All personal risk assessments completed/reviewed and relevant action taken to mitigate risk.

Please note this role is inside IR35 and is a temporary position so you need to be available on a weeks notice if offered the role
