Land and Development Solicitors
Our Client's Real Estate, Land and Development team forms part of their Housebuilding and Land Development Sector which offers high quality legal services to Housebuilders, Developers and Landowners throughout the West Country and beyond.
Due to its success, the team, along with the rest of the Sector and the firm's commercial lawyers, have moved to new office premises on the outskirts of Chippenham to enable it to continue to progress and expand.
The new premises are less than a mile from the train station which is on the Bristol to Paddington mainline and only three miles from Junction 17 of the M4.
This is your chance to join a team which is growing rapidly with an ever increasing reputation as one of the leading law firms in the Housebuilding sector in the south west.
The team
Due to expansion we are looking to recruit two solicitors to the team which currently comprises four lawyers and two support staff members currently based at the Corsham office.
The team acts for a significant number of private Housebuilders (such as Redcliffe Homes, Stonewood Homes, Colburn Homes, Whitecroft Developments, Princeton Homes and Charlcombe Homes amongst others), Land Promoters and Landowners on a varied range of high value housebuilding projects from bespoke two-five home sites to mid range 20-200 units to 1000+ unit strategic land projects. These are high value and varied projects on your doorstep and further afield.
The team also works on a number of bespoke commercial development transactions each year and given the balanced mix of Housebuilder and Landowner work, it has a mixed caseload not found at most other firms.
The role
You will be responsible for development land transactions from start to finish. When instructed to acquire a site with planning permission for example, you will handle the site acquisition in all aspects from taking instructions, walking the site, advising the client, agreeing the transaction documents, title due diligence, funding and legal completion.
You'll then be responsible for any affordable housing disposal, infrastructure agreements and general site set up.
You'll also be there to assist and supervise the Plot Sales Conveyancers at times on any technical matters.
You will have a diverse caseload and will be the lead lawyer handling Option Agreements Promotion Agreements, Strategic Land assembly, Conditional Sale Agreements, unconditional sales and purchases, Planning Agreements, Affordable Housing disposals, Infrastructure Agreements and more.

The team is now handling sites generating 150 plus plot sales per year and this is expanding year on year. Some of the projects the team has acted on recently include:
* The South Chippenham expansion where Redcliffe Homes and Crest Nicholson secured outline planning for 1000 units;
* Completing on a conditional sale agreement for the acquisition of a 45 unit site in South Wiltshire;
* Acting for the landowners in a complex land assembly for a site in Bath;
* Acting for the Promoter in the promotion of a site for 200 + units in east Wiltshire;
* Sale of 120 open market units and phased disposal of 50 affordable housing units in Corsham, Wiltshire;
* Completion of the purchase of an unconditional 38 unit site in North Wiltshire;
* Acquisition of two former school sites in South Gloucestershire in the same village for separate developers comprising a total of 29 units;
* Acquiring and developing two bespoke sites in South Bristol of 8 and 18 units respectively for a Bristol based Housebuilder.
* Purchase of a 36 unit site in Gloucestershire and an Option Agreement over the seller's retained land.
