Caretaker / Landscape Gardener
Birmingham
GBP20000 pa
Mainstay Group is a successful Property Management company. We are looking for a Caretaker/Landscape Gardner to work at a residential development in central Birmingham.
This is a permanent position covering 40 hours per week.
THE ROLE:
Reporting to the Estate Manager and responsible for cleaning, maintenance, safety and security of the property and the grounds.
MAIN DUTIES AND RESPONSIBILITIES:
* Security procedures for the buildings and grounds
* Opening and closing of the buildings and grounds
* Ensure that the communal areas of the premises and any furnishings are cleaned
* Extract CCTV footage from the system on site, providing to the Police as appropriate.
* External cleaning and litter picking around the external blocks
* Waste Collection
* Liaise with contractors
* Report any breaches of Health & Safety to line management
* Report all accidents and incidents to Head Office
* Carry out minor or temporary repairs
* Test fire alarms at specified intervals, and maintain a log of outcomes;
* Ensure that the water plant operates economically and efficiently, together with the pump system
* Make regular checks on the door access systems
* Order cleaning materials within a budget
* Maintain the caretaker's time book, filling out claim forms and time sheets
* Carry out emergency procedures in the event of a fire, flood, break-in, accident or major damage
* Record incidents of trespass or vandalism
* Inspect all drains to ensure that they are free-flowing and clean, and that any defects are reported
* Ensure all H & S checks & Tests are recorded and all paperwork is maintained and up to date.
* Perform basic maintenance such as cutting the grass, emptying bins, managing weed control and leaf raking.
* Plant and nurture new trees, flowers, and various plants.
* Work with hand tools and basic light machinery.
SKILLS AND EXPERIENCE REQUIRED:
* SIA licence is desirable
* Previous Caretaking experience, ideally gained at a residential development and previous Landscaping experience
* Hands on and proactive
* Excellent communication and interpersonal skills
* Able to prioritise own workload
* Ability to use equipment as required
* A flexible attitude with regard to working pattern
* Awareness of Health & Safety and COSHH regulations
