1 Job Purpose
1.1 To be responsible for the delivery of the services.
1.2 To be responsible for the Management of Operatives.
1.3 To be responsible for the effective delivery of performance and assistance in budget monitoring.
2 Key Objectives
2.1 To take responsibilities for pro-actively managing the Business Unit in line with our vision, values,
aims and objectives as set out in the Business Plan and Service Development Plans.
2.2 To be responsible for the management of employees including employee development,
motivation, briefing, quality, performance management, skills development and absence
management for all staff under their control
2.3 To be responsible for effective management of resources in order to deliver an effective &
responsive service.
2.4 To be responsible for the management and monitoring of Health and Safety ensuring that H&S
policy and procedures are being complied with at all times, having particular responsibility for the
management and monitoring of Health and Safety, CDM regulations & Asbestos Management in
conjunction with other Business Managers and Health and Safety Officer.
2.5 To work with colleagues to effectively use all available resources to provide an effective service to
maximise income and minimise costs.
2.6 To take responsibility for target setting and ensure performance indicators achieve top quartile
performance. To prepare and compile performance information and to write correspondence as
required.
2.7 To optimise the performance of those managed ensuring employees are appropriately trained, in
accordance with current legislation.
2.8 To provide a ???????right first time????? quality service to customers, minimising complaints and providing
timely responses to queries. To engage with tenant/resident meetings as appropriate.
2.9 To respond and deal with complaints, in accordance with our complaints procedure, liaising with
partners and customers where appropriate. Write correspondence as required.
2.10 To co-operate with all Business Managers ensuring all financial information is delivered in a timely
and regular manner.
2.11 To manage budgets, provide reports and support the Investment Manager as required.
2.12 To assist managers in the development of new business opportunities and/or the development of
technological resources to improve efficiencies & services.
2.13 To support appropriate quality initiatives including ISO and TPAS accreditation.
2.14 To carry out duties and oversee the effective implementation of the organisation????????s policies and
procedures on health and safety and equality and diversity taking account of the social inclusion
agenda.
2.15 To carry out any other responsibilities commensurate with the grade, as directed by the Director.
2.16 To meet appraisal targets and support the delivery and achievement of overall business objectives.
2.17 To develop our commitment to Equality and Diversity and to promote nondiscriminatory
practices in all aspects of work undertaken.
2.18 To adhere with section 7 of the Health and Safety at Work Act to take reasonable care of own health
and safety and that of others who may be affected by their acts and omissions.
