A well-established, multiple office law firm are seeking a Commercial Property Solicitor to join their office in Gosport. The firm have great presence in their local area and excellent reputation for their services.
Areas of focus will include:
Commercial sales and purchases including warehouses, shops, offices etc. as well as new leases, lease renewals or assignments
Securing commercial lending against property/portfolio of properties
Advise developers on acquisition/sale of land for development purposes including, Option Agreements, Overage agreements - 'Uplift' payments (securing repayment of a sum of money made upon any profit on the development or resale of land by a Buyer) and Conditional Contracts
Plot Sales
Responsibilities will include:
Managing a mixed caseload of freehold purchase and sale of commercial and business premises, site acquisitions, disposals and development, retail, leisure, factory office and residential, leases & renewals, portfolio management and property investments, property finance and rent reviews
Drafting and negotiating contracts for sale, transfers, leases and agreements for lease, licences, guarantees and legal charges
Attending to clients of the firm which could include a wide range of buyers, sellers, landlords, tenants, developers and funders
Dealing with complex property matters
Compliance with the firm's routine time recording, accounts and administrative disciplines
Active involvement in business development
Qualifications:
A good honours degree followed by LPC, training contract and PSC / or a good honours degree with CILEX to Fellow level, LPC and PSC and admitted by SRA as a solicitor
Commercial property exposure gained at a reputable firm
Candidates must be a qualified solicitor or an experienced legal executive
Post qualification experience
