Our client is seeking an exceptional Regional Housing Officer to be based near Truro to manage tenants and shared ownership properties. We are looking for a strong communicator, well organised and experienced housing officer to manage the geographical Cornwall region.

Our Client are a market leading property and housing association who are looking to deliver more services and develop more housing for people with learning difficulties, disabilities and supporting people towards greater independent living. Currently employing close to 1000, operating across the UK with offices in all major cities. This role will be based out of Truro normally, due to COVID all staff are working remotely from home.

Description

The Regional Housing Officer will:

Inspect voids in order to arrange for repairs and decorations for reletting in line with voids procedure
Seek referrals from support providers, local Councils and other referring agencies to re-let voids and select new tenants in liaison with support providers or other partners and set up and manage tenant records.
Conduct viewings and sign up new tenancies in line with procedures ensuring residents have signed an appropriate occupancy agreement
Ensure customers pay the weekly rent and service charge and monitor rents and arrears on at least a fortnightly basis, taking action in accordance with company policies to recover rent arrears including serving notices and attending court.
Responding to anti???social behaviour complaints and neighbour disputes, along with providing advice.
Ensure all tenancy and housing related records are properly maintained and recorded
Ensure that lettings standards have been achieved through post works inspection as required and make recommendations for works and prepare detailed specifications as required
Carrying out visits to ensure compliance with tenancy conditions and where appropriate liaise with external professionals in respect of customers' changing needs including support provider input
Encourage customer participation in all aspects of the running of their homes and facilitate access to other company services
Ensure that customers are able to make successful claims for welfare benefits by providing advice and assistance.
Processing mutual exchange requests and undertaking initial assessments.
Undertake tenancy visits with maintenance staff and support providers to improve living conditions for tenants and support them in sustaining their tenancies.
To work with residents at all levels to promote, develop and deliver Tenant Involvement and Community Investment initiatives/events.
Manage the administration and budget of service charges including monitoring service charge income and expenditure and the annual rent and service charge increases
Manage customer complaints and ensure they are dealt with in line with company procedure and within target
Ensure accessible health and safety information is available for all fire, gas and electrical appliances in customers' homesProfile

The Regional Housing Officer will be based near Truro, hold a full clean drivers licence and be able to:

Build excellent relationships with customers and colleagues, have a proven track record working for a property and housing association
Enhanced DBS - Must have
Communicate clearly, both verbally and in writing
Write and run reports from a database - and write clear, detailed reports on complex subjects
Network with and influence key stakeholders
Be customer focused
Knowledge and experience of housing legislation and in particular housing management
Experience of using databases, producing management information and able to analyse and make recommendations from data sets
Experience of working in a performance target environment.
Experienced with working with our customer group including mental and physical disabilities
Full understanding of court processes and Advocating in Court on behalf of Advance without having recourse to solicitors
Highly competent user of Microsoft Word, Excel, Outlook and Powerpoint. High level knowledge of Open Housing or similar databaseJob Offer

Salary - Up to GBP27,675 plus essential car user allowance - GBP1980 per annum

35 working hours per week, Monday to Friday
