Assistant Operations Business Manager (Improvement Works)

Aylesbury

Salary GBP41,180 Per Annum

Full time - 37 hours per week

The Vale of Aylesbury Housing Trust is a Buckinghamshire based housing association providing homes and services to local communities throughout the Vale of Aylesbury, we have around 7,200 homes. We pride ourselves on working closely with residents and surrounding communities to make sure we deliver high quality housing, homes and services. We are looking for a brilliant Assistant Operations Business Manager to help us achieve our vision and goals.

The Role:

Working with the Operations Business Manager to deliver an efficient, cost effective and customer focused improvement works service delivering top quartile performance within the sector.

Ensure the highest standards of health & safety practice including undertaking risk assessments and the adoption of safe working methods to ensure all relevant legislation and company procedure are adhered to without exception.

Key responsibilities will include but not be limited to the following:

Manage a team of operatives. Provide strong leadership, helping to coach and develop the team.

Carry out pre, and other technical inspections to assess the extent and content of repair works required. Including, but not limited to preparing drawings (when required) specifying works, materials and their types and quantities to ensure that the Trusts properties are maintained in a good condition in compliance with legal and tenancy obligations.

Ensure that the Trusts' properties are being maintained in accordance with Trust standards and that all legal and tenancy obligations are met fully.

Liaise directly with residents and customers ensuring good working relationships, dealing sympathetically, rapidly and courteously with their requests complaints and general enquiries.

Actively set targets, monitor performance, benchmark, network and engage with customers and their representatives to ensure the service achieves set standards.

Ensure the section acts in accordance with the Trust's equality and diversity policy.

Undertake any other duties of a similar level or responsibility including deputising for the Operations Business Manager, periodically attending evening meetings and to participate in the Trust's out of hour's service.

Required Skills and Experience:

An HNC or other recognised qualification in Building Surveying or Property Maintenance.

The ability to provide strong management to a team, dealing effectively with difficult situations whilst helping to develop and motivate the team.

An ability to manage and deliver projects to strict time and cost targets.

Possess inter personal skills, in assembling, uniting and motivating a team

Post qualification experience in Repair & Maintenance works: Able to undertake planned, cyclic and responsive maintenance as required. Understands processes relating to property inspections, defect analysis, and specifying building repairs and refurbishments to industry standards. Able to provide advice on, for example, security, fire regulations, energy efficiency, etc. where appropriate.

Proven ability to work at a management/supervisory level within a building repairs and maintenance environment directly managing trade staff and contractors.

Good financial management. Maintains effective monitoring procedures and controls to ensure the effective use of financial resources, and compliance with our financial obligations. Demonstrate experience of budget management.
