A local authority in Bournemouth is recruiting for a Housing Officer to manage general needs and independent living tenancies and provide a neighbourhood management service, on a 12-month contract.

The Role
The focus of this role is to manage tenancies within general needs and category 1 independent senior living accommodation to ensure that tenancy conditions are adhered to and that advice is provided to tenants on issues relating to their tenancy. You will also be required to assist with the effective management of neighbourhoods to ensure and maintain a safe and supportive environment for residents.
This will include the following tasks and responsibilities:
*Deal with complaints of anti-social behaviour and take action in accordance with the Council's anti-social behaviour procedure and best practice and to liaise with the ASB team, Police and other agencies when required.
*Support and encourage initiatives reduce crime and anti-social behaviour.
*Identify issues affecting the management of neighbourhoods and find solutions resolve these e.g. Car parking, use of communal areas, environmental improvements.
*Identify and receive reports of tenancy breaches including tenancy fraud and provide advice and support tenants help them sustain their tenancies.
*Identify and monitor potential abuse of vulnerable residents and take steps in accordance with the Council's safeguarding policies.
*Offer advice tenants seeking alternative accommodation and deal with requests for mutual exchanges.
*Attend neighbourhood inspections and work with the Neighbourhood Inspections Officer deal with any issues that are reported.
*Deal with any neighbourhood issues such as untaxed and abandoned vehicles, fly tipping, and graffiti.
*Respond enquiries from elected members and senior managers on a wide range of housing management issues.
*Liaise with the coroner, GP's and next of kin where a resident dies, provide initial advice on tenancy terminations and monitor the return of keys on the tenancy termination date.
*Prepare and arrange for the service of notices on tenants for breaches of the terms of the tenancy agreement and other grounds for possession.
*Deal with requests for tenancy changes e.g. Succession and assignment.

The Candidate
To be considered for this role, it is essential that you have the following skills and experience:
*Experience of working in front-line housing management
*Thorough understanding of tenancy and leasehold management
*Knowledge of housing repairs and maintenance
*Good written and verbal communication skills
*Able to deal with the public exercising tact and discretion
*Able to work on own initiative and as a member of a team
*Customer focused
*Able to identify basic repairs and remedies
*Able to visit residents in their own homes and attend site meetings
*Able to attend evening meetings when required

The Contract
This is a twelve-month temporary contract, working full time, 9-5, Monday to Friday
