Property Manager

Our client is looking for an experienced PROPERTY MANAGER for exceptionally busy Residential Lettings Agent in Nottingham City Centre. Would you like to manage a portfolio of 150-200 properties? If so, this is the job for you!

  • Conduct viewings with perspective tenants
  • Follow up calls from previous viewings and give feedback to Landlords
  • Complete tenants file for each property in an appropriate time frame
  • Take payments from new applicants
  • Compile written and photographic inventories and check property and keys for each property
  • Communication with landlords regarding general maintenance
  • Daily liaison with tenants, landlords and contractors over the phone, by email or by letter dealing with questions, complaints and updates
  • Organize a marketing strategy i.e. leafletting, contacting tenants via applicant list on CFP or blue sheets and offer new ideas to let the properties
  • General maintenance get go ahead from landlords and arrange with contractors and supervise repairs
  • Schedule and organize inspections
  • Organise Gas Certs,
  • Advise Landlords of property improvements, inspections and works required
  • Property inspections
  • Send reports to all landlords
  • Quote for any maintenance required
  • Supervising maintenance and liaise with maintenance man
  • General correspondence, emails etc
  • Landlords rent reviews each year
  • Updating our list of approved contractors and contact new ones
  • Producing works orders for maintenance / contractors
  • Arrange quotation with contractors for property upgrades
  • Quotes for landlords
  • Do move out inspections and organise yourself once keys were returned
  • Email all landlords for approval of deposit deductions
  • Answers Tenants deduction queries / disputes and liaise with tenants fairly
  • Issue works orders for contractors
  • Draft required for the Property Guide
  • Resolve deposit disputes in appropriate time frame
  • Preparing agreements for tenants and guarantors
  • Negotiating tenant renewals for residential properties
  • Liaise with local councils and government bodies and police to adhere to relevant regulations
