Purpose of Job:
To be responsible to the Ordering Manager for the inspection of properties to specify repairs/improvements. In particular:
•To ensure that repairs are carried out speedily, efficiently and in accordance with specification requirements.
•To check the accuracy of invoices submitted by contractors in order to maximise the effective use budgets.
Main Duties
1.To undertake the cost effective and efficient processing of repairs and maintenance work to occupied properties, including the identification and issue of planned maintenance programmes. To ensure all work conforms to contract conditions and including on site supervision and inspection.
2.To supervise contractors on site as appropriate to include all Contract Administration.
3.To check the quality of work undertaken by contractors conforms to defined standards and quality management systems, represents value for money and is within specified timescales. To conduct health and safety inspections to ensure compliance with current legislation and the Council's policies and procedures. To ensure on site safety related to major programmes of work and the safe management of toxic substances such as asbestos.
4.To checks of invoices, liaise with contractors and determine adjustments to invoices.
5.To carry out on site inspections, to make effective decisions resulting in the preparation of specifications and scope of works and liaise with residents and their representatives, commercial bodies, and others as necessary, to arrange access and advise on progress. To produce method statements and risk assessments, relating to on site inspections and resultant works.
6.To undertake data collection as a part of stock condition surveys and the development of an asset management register in order to maintain
Previous experience in a Property/Repairs and Maintenance role is required.
