The role of Building Manager

The Society of Dyers and Colourists own the Perkin House building in which we reside and, whilst occupying part of the building, we let the remaining office space to tenants. The Building Manager will oversee the safety and maintenance of the full Perkin House building, ensuring compliance with all applicable regulations. The successful candidate will advise, coordinate and complete (where applicable) operations and works to ensure a safe, functional, and appealing space for all employees, tenants and prospects.

Key responsibilities

  • Maintain a secure, clean and safe environment through PAT testing, lift servicing, and completion of all actions arising from Health and Safety and Fire Risk Assessments
  • Manage building and tenant security including building access systems and CCTV operations
  • Manage building lighting, heating and ventilation systems
  • Undertake minor maintenance repairs and works as required
  • Manage building fire and intruder alarms including regular testing and annual maintenance
  • Draft /update emergency plans with the support of our Health and Safety partner as required
  • Schedule regular building maintenance, services and works, contracting professionals as needed
  • Ensure that tenant records are maintained
  • Provide tenants with required facilities, resolving problems and requests as required
  • Inspect the building frequently for signs of damage or wear and take action as required
  • Promote vacant space for rent and coordinate lease and renewal documents with the direction from the CEO
  • Prepare rooms for committee and board meetings including catering and heating requirements
  • Manage the cleaner to ensure all building areas are maintained and cleaning products stored safely in line with COSHH standards and records
  • Ensure building space is managed to enable safe and secure storage of items

Person specification

  • Previous experience of property or facilities management
  • General maintenance and care-taking skills
  • Ability to work independently using own initiative

  • Negotiation Skills
  • Excellent customer service, interpersonal and communication skills.
  • Good awareness of Health and Safety legislation
  • IT literate

Ideally you will also have an IOSH qualification and an understanding of Building Codes and Safety Regulations
