Graduate Property Manager - Southampton - GBP25,000 - GBP30,000 Permanent, full time hours

Southampton's largest student Landlord are looking for a Property Manager to join their dynamic team. All properties are owned and managed by one Landlord with 20 years' experience of student lettings, offering accommodation in Polygon, Portswood and Highfield areas.

Main Responsibilities

Managing a portfolio of 240 properties equivalent to 1200 tenants with the help of a small team.
Dealing with all day to day enquires by phone, email and in person from the tenants, their parents and Guarantors. These enquires can include rent payments, utilities, maintenance issues and tenant swaps.
Management of the safety spreadsheet and issuing instructions for safety inspections including gas safety checks, NICEIC, fire risk assessments, EPCs, Surveyor inspections and HMO licensing
Implementing and undertaking a series of property inspections throughout the tenancy period
Management of our Deposit Protection Scheme account
Management of all tenant swaps including drawing up new tenancy agreements and respective paperwork, taking deposit payments, conducting room inspections, DPC changes, and returning deposits to the outgoing tenant within a set period.
Conducting property viewing (occasional)
Assisting with the rental period (November - End of January) including establishing a list of renewing properties and a list of properties available to rent, recruiting and training extra staff, overseeing our information office, dealing with rental enquiries, website updates, booking viewings, organising viewing staff, securing properties, preparing tenancy agreements and guarantor forms, creating lists of specified works and/or addendum's, collecting all required paperwork, processing deposit payments and deposit protections, recruiting groups onto our utility bills included scheme.
Assisting with the end of tenancy period (28-30 June) including sending notices and end of tenancy instructions, recruiting and training extra staff, conducting end of tenancy inspections, collating evidence and finalising deposit retention's, releasing deposits in accordance with the deposit scheme rules, resolving all deposit disputes.
Assisting with moving in the new tenants (1st July) including sending moving in instructions, updating inventories, key collection, instructing cleaners, carpet cleaning and gardening work, collection of signed inventories, raising maintenance from new tenants.

9am to 5pm Monday to Friday
Flexibility to work Saturdays during our busy rental period November - End of January
Mandatory work dates are: 28th, 29th, 30th June and 1st July.
