Our client, a block and estate management agency with properties under manegement across the country is looking to recruit a Building Manager/Caretaker in Salford.
This role is focussed on the day to day management on site of buildings in the Salford area.
The Building Manager/Caretaker will be responsible for delivering a customer service focussed on site presence at a small number of Residential apartment blocks in close proximity. Parking is available but you will have to travel between sites (expenses paid).
Our client's emphasis is on continuous improvement of service standards through staff learning, development and exposure to a variety of technical situations on different buildings. They offer training and personal development programs to employees at all levels.
Due to the 24-hour nature of property operations, certain events may take place outside regular office hours and may require some form of limited or full response from the Building Manager/Caretaker. Our remote workers on site are supported with lone working safety systems to ensure personal safety.
Duties and responsibilities:
- To deliver the agreed service, strategy and business plan with the support of the Head Office teams.
- To assist with the day to day maintenance of properties across the portfolio including but not limited to: Cleaning, Painting, Plumbing, Statutory testing, FOH duties, Contractor Management, permits to work etc.
- Regular inspections of the building fabric
- To assist compiling maintenance records relating to the site(s); e.g. asset register, plans, plant testing, etc., taking any action, which may be required
- To assist with Health and Safety compliance on site, and maintaining records
- To assist with fire and other safety evacuations and assisting with producing an emergency plan
- To assist managing work programmes on site, acting as the liaison point for all parties involved
- Ensure procurement is carried out in line with company policy
- Occasional out of hours working patterns
This list is not exhaustive and additional tasks may be required as per instruction from the Estates Manager or Facilities Manager
Knowledge and desirable qualifications:
- Knowledge of how to build and maintain Tenant/Customer/Supplier relationships
- Knowledge of key issues to be noted on property inspections
- NVQ Level 3 in Building Maintenance or a Trade would be desirable but not essential
- Background in a similar role in Residential buildings or in a front of house type role elsewhere
The specific skills required for the role of Building Operative are:
- Be able to specify services, tender contracts and assist selecting service providers
- Contribute to the team business plan/strategy
- Able to work as part of the team, supporting colleagues across the business
- Punctual timekeeping and attendance
