Head of Construction.

This role is to co-ordinate and deliver Motorway Service Area and Trunk Road Service Area development projects in the UK, ensuring provision of a quality product, managed efficiently, safely and professionally; within set budgets and agreed timescales.
Reporting to the Head of Development, this role will manage the construction aspects of developments and refurbishment projects, from design, inception and buildability to coordination of design teams and construction delivery onsite.
The role in a snapshot
- Primarily office-based role, part of the Development Team based out of the Support Centre in Newport Pagnell
- Flexible to travel to sites throughout the UK and Ireland when needed

About the Role.
- Manage the procurement and Construction teams including internal designers, internal quantity surveyors, external consultants and appointed sub contractors.
- Ensure Planning Permission compliance requirements are met
- Liaising with local authorities and utility bodies
- Oversee the preparation of scopes and budgets, ensuring budgets are adhered to.
- Negotiate and agree variations and final accounts
- Ensure that all statutory and company safety requirements are met and ensure corporate governance responsibilities are adhered to
- Effective Management of the Construction function
- Identify critical path issues and put plans in place to meet key deadlines
- Identify in advance a schedule of information required to meet the build programme and circulate as necessary.
- Oversee the Project Manager to provide build programmes and monitor and review in conjunction with the Development Team to ensure adherence to programmes.
- Manage the appointment of suitable sub-contractors and suppliers to ensure adequate resources and expertise to achieve required quality within agreed timescales.
- Monitor and inspect developments regularly to ensure that all quality control procedures are being adhered to.
- Ensure site and build costs are being controlled within budget.
- Review all extra over costs and variation orders to minimise cost whilst ensuring programme and quality is achieved.
- Lead, motivate, communicate with, develop, appraise and performance manage staff to ensure they are fully motivated to achieve best performance to meet the company's needs.
- Attend relevant Build and Development meetings on site and keep the management team fully informed of site issues and progress
- As required prepare papers for inclusion in Company Board Pack, present current issues at Board Meetings.

Your experience
- Degree educated ideally in property / construction or similar disciplines with a minimum of 5 PQE experience.
- Proven leadership ability, to lead, motivate and develop a Team.
- Ability to develop and maintain a Team with clear goals in line with the strategic plan.
- Ability to work to high profile deadlines
- Ability to develop and maintain strong relationships with internal and external colleagues' and subcontractors.
- Knowledge of Health and Safety working practices in construction.
- Knowledge and experience of contracts Management.
- Ability to work within the constraints of a budget.
- Computer literate - experience in use of Word and Excel.
- Working knowledge of relevant legislation and working considerations
- Ability to adapt to working in a fast-paced hospitality organisation
- Strong team working skills and the ability to influence and build strong relationships with stakeholders across the business
- Strong time management, to manage priorities, including balancing work and project focuses.
- High levels of energy, drive and resilience to change
