Our client, a multi branch independent Estate Agent are seeking an experienced Property Manager to join their successful and busy branch in Newbury.
the ideal candidate will be driven, ambitious and self motivated with excellent communication and organisational skills. You must have at least 2 years experience in Property Management and a full clean driving license and your own car.
Main Responsibilities
Answering the telephone and dealing with enquiries in a professional and friendly manner
Meeting with clients visiting the office
Responding to enquiries via e-mail
Liaising with landlords and tenants to gather and provide feedback on property inspections and maintenance work
Manage a portfolio of approx. 150 properties
Dealing with all maintenance enquires with landlords and tenants
Keeping the online reporting system (FixFlo) up to date on a daily basis
Dealing with notices from tenants
Serving section 21 notices
Deposit negotiations at the end of a tenancy
Renewal negotiation between landlord and tenant
Management inspections completed on a weekly basis (visiting each property every 3 to 4 months)
Managing Database/CRM system (LetMC) for own portfolio of properties
Dealing with ingoing and outgoing tenants utility bills
Negotiating renewals
Booking of safety certificates and making sure all properties meet current legislation
Skill required :

A warm and friendly nature
A professional attitude to all dealings with clients
Exceptional negotiation skills
Tact and diplomacy
A desire to exceed expectations at all times
Good problem-solving skills
The ability to cope well under pressure
Perseverance
Good literacy, numeracy, and IT skills
In return our client is offering a salary of 22,000 - 28,000 dependent on experience
Working hours are Monday - Friday 8:30am - 6:00pm with 1 in 4 Saturdays on rota
