The role
You will deliver a high quality caretaker services to a designated estates to ensure, we maximise customer satisfaction to a range of customers including tenants, in achieving agreed performance targets and in protecting Metropolitans assets.

This role is working 30hrs per week.

What you will be doing

Estate Services
-To work with maintenance, customer service and housing teams to identify and progress communal repairs including all entry-phone systems, keeping residents informed as appropriate.
-Assist in the introduction of new tenants to their homes, conducting viewings, sign ups and new tenant visits where required
-Assist in the delivery of effective local housing service to Metropolitan customers
-Provide information and advice to customers on housing matters, ensure that appropriate information is available to customers in line with Metropolitan standards
-Follow approved processes and use IT systems that meet required way of working
-Respond to customers feedback appropriately and respond when necessary
-Respond promptly and appropriately to customer enquiries in line with Metropolitan standards
-To monitor the lighting on external walkways, staircases, landings and report any defects to Metropolitan customer service team
-Ensure that domestic and bulk refuse is compacted regularly and taken away on a weekly basis in conjunction with Contractor. Be advocate for recycling of all waste on the designated estate, ensuring recycling and refuse bins are emptied regularly by the local authority
-Identify and remedy any Health and Safety issue until resolution and escalate where required
-Work collaboratively with colleagues in other teams to improve service effectiveness
-Work cross-functionally to achieve targets and standards by joint working with other service areas
-Support the management of the notice boards ensuring all information is up to date
-To take a proactive approach in improving the estate by working with the Housing Service Officer on Estate Improvements bids
-To patrol and report any vehicles that are abandoned in line with our policies, without a valid permit or tax disc or are deemed unroadworthy.
-To hold keys for communal areas and to provide access to contractors on the Estate
-To support the Housing Team by ensuring appropriate stock levels are replenished in a timely manner
-To order white goods through Oracle, ensuring the correct payment methods are followed and allocated to the correct budget

Skills and experience you need
-Well developed communication and customer service skill. Experience of delivering a positive first to all customers
-Good planning, organizing, prioritisation and administration skills
-Strong report writing skills. A good standard of written business English
-Must be proactive and self motivated and be able to use own initiative to manage the estate to a high standard
-Ability to identify and assess the priority of Health and Safety risk around the estate and escalate where required
-Must be computer literate with basic knowledge of Word and Excel and wiliness to learn internal systems
