Our culture and values Fund Manager - Global Real Estate - London Fund Manager - Global Real Estate - London The Role The role will report to the Head of UK Institutional Real Estate Funds. The main responsibility will be for a suite of mature funds totalling cGBP3.6bn, currently managed on behalf of Aviva clients. There is currently one Assistant Fund Manager who will report directly to this role, but coaching and development of the wider real estate business will be an important part of this role. As the role develops, it will become more visible to investors and their advisors, and the capital raising side will become increasingly important. The successful candidate will be expected to be well known in the real estate industry and to participate in industry and client events to further advance the firm's reputation and profile. Responsibilities The successful applicant will need to act as a Real Estate Fund Manager in accordance with fund management agreements to achieve agreed performance objectives. They will also need to take a lead role in marketing activity with both existing and potential clients and help shape the direction and strategy of the broader UK direct Real Estate business to be a best in class fund manage. * Analysing market conditions and understanding the investment environment to start to develop informed investment opinions. * Undertaking Real Estate fund management within the terms of the fund management agreements to achieve client's desired outcomes. * Working collaboratively with colleagues across Aviva Investors to implement innovative strategies to manage risk, optimize profits and enhance performance. * Building relationships to keep up to date with industry trends and investment insight. * Identifying and implementing value enhancement opportunities, including developments. * Providing guidance and support to the team to enable them to maximise rental income and optimising lease terms achieved on lease renewals, lettings and re-lettings. * Driving the creation and updating of Fund Strategy Plans and communicating these to investors * Experience within a multi-asset house is a plus, but not essential. * Identifying and implementing sales in accordance with stated fund strategy and business plans. Requirements * Direct experience in the management of UK real estate funds. This experience should cover regulated open-end funds and investing in a variety of property types. Deep knowledge of fund accounting issues, fund structures and key tax issues relating to structures/investor-types and knowledge of raising/managing debt within real estate funds. * Recognized and highly respected in the UK retail and institutional investor community. * An extensive amount of relevant real estate fund management/investing experience. * MBA or CFA is a preference. MRICS a plus. IMC a must (if no CFA). * Experience within a multi-asset house is a plus, but not essential. About you * Leadership - Demonstrably strong leadership and management skills. An outward personality and ambitious drive are essential. A strong collaborator, but not afraid to make controversial recommendations/decisions when necessary. You must have a dynamic, entrepreneurial attitude, capable of driving and effecting change. You must embody succession potential and be highly motivated. * Service Orientation - Experience working with prospective investors in raising capital, strong consultant and distributor relationships. * Investment Fiduciary - With a strong reputation as an investor and trusted fiduciary, you will have an excellent understanding the investor mind-set and investor relations. As a qualified candidate you will be highly attuned to the issues of risk management, portfolio diversification and value creation through active portfolio management. * Investment Acumen - You will have the reputation of being a shrewd investor, known in the investment management industry to be very astute, consistently delivering performance targets through the cycle. You should exhibit an understanding of the risk-return attributes of financial investments in general as well as within real estate. * Personal qualities and drive - You need to be emotionally intelligent, team oriented, intellectually curious, an outstanding communicator (through a range of media), and a natural leader. Able to establish strong relationships with both internal and external stakeholders at senior and operational levels including asset managers, property agents, valuers, investment agents, corporate finance advisors and lawyers. Analytical rigour and personal integrity are essential qualifications. Alignment with the firm's purpose, vision and investment philosophy is also necessary, as is the ambition to support the delivery of our bold business growth strategy with energy. * Global - While this is a UK-focused role the preferred candidate will have to be a global thinker and have a high level of awareness of global issues affecting real estate performance of UK real estate over the long term (economics, financial market, business/consumer trends, technology etc).
