Our client is seeking a Site Manager on an initial 3 month contract with the possibility of an extension.

Working Hours:

Monday - Friday, 08:00 - 04:00 (37 Hours)

Job Purpose:

To manage the on site operational resources (people, supply chain and physical assets) in order to implement the delivery plan for the assigned project safely, on time, to the required quality, whilst maintaining customer's satisfaction and delivery in accordance to the project budget.

Duties and Responsibilities:

* To implement and comply with Unitas SHE policy and procedures, all legal requirements, and best practice on their designated sites and work areas.
* To be responsible for the delivery and implementation of the operational construction/project plan and ensure compliance with the project's accepted contractual terms and conditions and specifications.
* To support achieving the planned delivery budget on the project
* To manage, implement and ensure compliance with policies and procedures and legislative requirements for functional project governance. In
* particular, Unitas's policies, procedures and best practices relating to the implementation of the project(s) and the management of the site(s) health and safety, security, legislative requirements and financial target delivery.
* To support the development of, Unitas's policies, procedures and standards, reporting, risk management, finance, HR, SHE, quality and corporate governance
* To deliver works in accordance with Legislation, Unitas's policies, procedures and standards, statutory and local reporting, risk mitigation & management, financial regulations, HR policies and procedures, SHE standards, quality and corporate governance.
* Ensure that appropriate & adequate site records are maintained including but not limited to, Daily site opening and closure reports, Site Managers Report, daily diary, weekly labour, plant, materials and goods received/returns, progress photographs, Site Inductions, and all relevant Health and Safety record.
* Understand the project financial position at all times and contribute to forecasts and managing expenditure.
* Assist the management team in the formulation of contractual strategies relating to Projects, and then ensure that such strategies are implemented
* To work out and plan operational requirements for internal and external resources to ensure the delivery of the construction phase programme.
* To deliver and fulfil programmes of works and contracts safely, on time, and to the required quality while maximising gross margin and customer's satisfaction. In particular, to ensure compliance with Unitas's policies, procedures and best practice relating to the implementation of the project(s) and the management of the site(s)
* To assess, control and mitigate risks and to implement Unitas's safe working procedures in accordance with the SHEMs and relevant legislation. In particular Unitas's policies, procedures and best practice relating to the implementation of the project(s) and the management of the site(s)
* To provide regular, accurate, consolidated reports and forecasts for the project to the Project Manager , Unitas, and customers on operational performance, capability and capacity, compliance with policies and procedures
* Participate in personal performance reviews and undertake relevant training where necessary
* Provide information to the Project Manager and Quantity Surveyor to assist in the preparation of Interim and Final Accounts. Manage and obtain appropriate authorisation documentation for additional works to ensure the appropriate levels of financial control are in place.
* Manage, control and monitor the use of all resources including subcontractors to maximise efficiency and minimise costs
* Support the management team in the resolution of contractual claims by providing contract monitoring documentation and evidence.
* To manage and maintain relationships with the supply chain to meet their contractual obligation to provide resource to achieve their deliver programme. Retaining appropriate documentation to support any action that may arise.
* To lead, manage and motivate the site's operational staff and to establish its full contribution to the organisation
* To manage the assessment of the required capacity, capability and competency of staff and contractors to deliver the works safely and effectively.
* Support the procurement function in the selection of subcontractors and suppliers and provide performance feed-back. Where necessary support the management team to negotiate the establishment and close-out of high value or complex subcontracts.
* To manage operational communications and relationships with customers, contractors, subcontractors, suppliers and government agencies for the projects
* To embody Unitas values towards its customers and to promote its vision
* To establish and maintain the best relationship with stakeholders, through and beyond construction, to satisfactory completion, and to deliver improved value to stakeholders and Unitas

Skills and Experience:

* Relevant competency qualification i.e NVQ level 3 or 4 or a extensive experience managing CDM Projects
* A management CSCS Card
* Scaffold 3 Day inspection and system scaffold awareness to enable the inspection of traditional and system scaffolding.
* A first aid emergency or full qualification is required.
* Fire Marshall
* Duty to Manage Asbestos
* A good general knowledge of Housing Maintenance and multi-disciplined project delivery
* Demonstrate knowledge, expertise and experience in managing social housing projects, refurbishment, Planned major & minor works ranging from GBP10k to GBP1.5m, repairs and maintenance, 5 years minimum experience in delivering projects of this nature are required
* Good all round Knowledge of Construction Management,Planning & Programming techniques.
* Ability to lead by example, manage and motivate work teams and work in a demonstrably professional manner
* IT competence in Excel, word, project, power point
* Ability to be flexible with working hours and willing to work outside normal working hours to maintain sit safety and security.
