Description;
To lead and manage the Lettings team in order for it to achieve its and the business goals
Key Objectives
*
To increase the profitability of the lettings business by increasing the volume of new business and growing the current level of landlords. Effective management of client relationships.
*
To improve the reputation of the business and lead it into a new era where customer service is paramount
*
To ensure the management and the condition of the properties is in keeping with their location and in line with targeted clientele
*
To ensure that the standards within the department are in line with the companies values and mission
To set SMART objectives for each member of the team and constantly review performance against those objectives ensuring that they are in line with the department and the business.
• Encourage, motivate and mentor members of the team and to seek to develop those individual through relevant training and career development.
• To ensure cover for Lettings staff at all times having a full robust understanding of the processes and procedures of all tasks within the department.
• To ensure that all members of the team adhere to the process and procedures and that they are updated when required Property & Client Management
• Generate new leads and actively pursue new landlords
• Liaising with landlords to arrange market appraisals, give advice on the lettings process and an overview of the legal requirements.
• Advising clients on their property portfolio and on rental values.
• Ensure that all properties have marketing details including floorplans, dictations, EPC's and photographs.
• Create new marketing ideas and collaborating with social media manager for advertising and marketing purposes
• Managing leads from property portals including Rightmove and Zoopla • Proactively calling through landlord leads from Rightmove and Gumtree etc.
• Coordinating referencing and overseeing administration department • Complaint handling
• HMO management
• Renewal of contracts and maximising profitability of these within the branch
• Contractor management
• Holiday rental management Strategic and Operational
• To take ownership of the department's budget and team target setting.
• To initiate and take responsibility for strategic projects and initiatives designed to improve all aspects of the lettings business and increase profitability.
• To support other Senior Managers and foster a culture of mutual co-operation and respect in order to achieve a real team spirit.
• To produce and present to the board a monthly departmental progress report to include monthly income and branch productivity
• To review and analyse the processes and procedures within the department ensuring that they are logical and relevant updating as appropriate. General
