Salary: GBP23k - GBP27.5k + Benefits pa
Contract: Permanent, Full Time
Hours: 09:00 - 5.30pm Monday to Friday
An interesting, challenging and rewarding job opportunity has arisen within a well-established firm of Surveyors and Residential Block Managers with offices in London, Manchester and Cheshire.
We are looking for a dedicated individual to work as a Property Manager managing a varied portfolio of Residential Blocks located across London and the South East.
The post will be based in our Edgware Office
Property Manager - The Role
* Liaising with Block Directors, Residents / Leaseholders, Landlords/Tenants, Contractors and other organisations e.g. Local Authority on a range of issues by phone, email & face to face
* Undertaking range of activities linked to effective management of Residential Blocks e.g. analysing Inspection Reports, visiting blocks, reporting and resolving issues, attending meetings / AGMs, ensuring Health and Safety inspections are carried out etc
* Providing accurate, meaningful and effective information to all parties in a timely manner
* Preparing Annual Service Charge Budgets and monitoring and managing these on an ongoing basis including authorising invoices and producing reports as necessary
* Tendering and managing Major Works projects linked to maintenance and improvement
* Sourcing Contractors to undertake both on going and one off maintenance works as well as emergency repairs and monitoring their work
* Maintaining accurate records of all of the above
* Seeking out new Block Management opportunities
Property Manager - Skills and Experience
* Experience in a Property Management Role / the Property Industry
* Highly effective written and verbal communication skills as you will be liaising with a wide range of individuals and organisations
* Well organised and accurate and meticulous with regards to record keeping
* Resourceful and solution focused problem solver
* Self-motivated and possess a 'can do' attitude
* Able to work alone or with others and to work calmly under pressure
* Committed to providing high levels of client care and liaison
* Strong numeracy skills coupled with business acumen
* Highly IT literate - you will be using Microsoft Office packages as well as bespoke Property Management software
