To provide efficient and effective Facilities services within busy office building.

Responsible for control over outsourced facilities contracts ensuring all aspects of facilities are effectively covered

Building Maintenance

* Manage the Mechanical and Electrical (M&E) contract with the external facilities provider, to include renegotiating services and contracts when required.

* Weekly check on Building Management System dealing with any faults as appropriate.

* Weekly check on security system ensuring the alarm, door contacts and sensors are all in working order.

* Obtain quotes as required for maintenance work to be carried out by third parties.

* Keep up to date records on all maintenance work for audit and budget purposes.

* In conjunction with third party suppliers ensure all basic building maintenance work is dealt with in a timely and satisfactory manner.

* Maintain records for planned and preventative maintenance.

* Keep detailed records of all Facilities costs and providers for budget preparation annually.

* Keep Daily/Weekly log of checks on facilities for audit purposes.

* Liaise with Landlord and their agent regarding any building repairs required that are covered by the Service Charge Agreement.

* Review all costs against contract and budgets.

* Arrange for disposal of ad-hoc waste such as shredding and WEEE waste removal.

Health & Safety

* Work with third party consultants ensure all relevant H&S and Fire Safety checks and audits are carried out as required.

* Ensure adequate numbers of Fire Wardens & First Aiders are on site and that formal certification is kept up to date.

* Carry out Weekly Fire Bell tests and maintain a log for audit purposes.

* Complete full Fire Evacuation twice as year as per guidelines.

* Ensure all fire extinguishers are checked and audited annually.

* Ensure work station assessments are being carried out for all employees and new starters as required, but at least annually.

* Ensure all employees are provided with relevant H&S training, including Ladder training, manual handling

* Ensure all accidents are recorded and reported appropriately and maintain records to analyse for any trends.

* Ensure all risk assessment policy and procedures are in place for the Health and Safety of employees - including Severe Weather and Lone worker policies.

* Maintain the COSHH records (Control of Substances Hazardous to Health) audit monthly.

Parking on site. 37.5 hrs per week
