Qualifications: IOSH or NEBOSH, ARMA or IRPM - desired not necessary.

This company, together with their other well known property group, specialise in property development, property lettings and property management - operating throughout the UK.

They are seeking a Residential Facilities Manager who has the experience - or desire - to oversea the block management of a rapidly expanding residential property portfolio.

Please be aware, due to the 24-hour nature of property operations, certain events may take place outside office hours and may require some form of limited or full response from the Residential Facilities Manager.

Job Role:
o Procurement of added value and cost-conscious suppliers / contractors - working in conjunction with the accounts team procurement specialists.
o Contractor Management - procurement of contractor contracts and services via the Company's online 'Rubberstamp' Purchase Order system.
o Management of annual service charge budgets and expenditure
o Maintain clarity of costs allocation, apportionment and service charge recovery
o Control non-recoverable corporate expenditure
o Financial accountability to directors
o Ensure compliance via the Planned Preventative Maintenance (PPM) programmers
o Compliance with Health & Safety statutory requirements and industry best practice standards across all buildings -the company monitors compliance via the online 'Riskwise' programmes.
o Ensure that reactive maintenance is being carried out in accordance with corporate deadlines, standards and KPI's
o Project management where applicable:
- Capital works programmes
- Working in conjunction with external consultants and contractors as necessary.
o Asbestos management - working with external consultants and specialists as necessary.
o Complaint Handling of maintenance and cleaning related issues
o Contractor Permit to Work and Risk & Method Statement (RAMS) authorization and administration.
o General building management.
o Supervise insurance claims and liaise with brokers, underwriters and loss adjusters as necessary.
o Assist with annual service charge budgeting process and account reconciliation cycle.
o Assist with investor communications.
o Assist the company where possible and reasonable in their lettings process.

Key Skills
- Knowledge of how to build and maintain Tenant/Customer relationships
- Knowledge of how to build and maintain supplier relationships
- Knowledge of key issues to be noted on property inspections
- Knowledge and use industry/specific IT applications
- Be able to specify services, tender contracts and assist selecting service providers
- Understand and apply all procedures relating to on-site work activities
- Contribute to the team business plan/strategy
- Able to plan and manage own workload
- Able to work as part of the team, supporting colleagues across the business
- Constantly updating knowledge of legislation relating to property management
