Pre-Construction Project Manager

Location: Sale

Salary: GBP25,000 to GBP30,000 Basic

This fast growing and highly ambitious property investment/development company is looking for an experienced construction professional, required to take forward a variety of exciting and varied residential development schemes from planning into construction. We are looking for an exceptional candidate who can take ownership of projects from grant of planning through construction delivery to completion.

Role and Responsibilities

  • Working closely with the acquisition team to feed construction information into land acquisition process
  • Working with Employers agent on preparing and appraising tenders received for projects
  • Control of pre-construction costs
  • Discharging planning conditions to allow start on site
  • Working with outside agencies such as Environment Agency, Planners etc. to bring project forward to site
  • Ensuring the commercial viability of schemes
  • Managing design teams post planning to deliver projects
  • Identifying risks and providing solutions
  • Continuing financial appraisal of all projects

Skills/experience

  • HNC / HND / Degree in Construction Management Minimum of 3-5 years' experience of managing elements of construction projects in a similar role
  • Up to date relevant knowledge of building legislation
  • Up to date construction industry knowledge
  • New Build Residential/Housing Knowledge/Experience
  • Experience of Building and Planning control
  • Understanding of design requirements for procurement and construction purposes
  • Understanding of contractual requirements of the contracts
  • Experience of working within and leading a multi-disciplinary team
  • Experience of working in the multi-storey residential building environment
  • Experience of refurbishment and new build projects
  • Building, M&E and architectural knowledge
  • Ability to drive issues through to completion
  • Strong leadership and team working skills
  • Comfortable with working with minimum of supervision and ability to solve problems by acting on own initiative
  • Driving Licence and access to own vehicle
