You will be monitoring the work of companies that carry out construction contracts for the client and its customers, ensuring the works are compliant with statutory regulations, codes of practice and carried out to the client's specification, standards and schedule.

The works will include builders' works, mechanical and electrical building services (with assistance from Mechanical an Electrical Engineers), undertaken by contractors and subcontractors.

What you'll be doing:

* Be customer friendly, efficient and connected in how you work; make the most of modern technologies, workspaces and ways of working to provide a customer focused and efficient service, and bring forward ideas for service improvement.

* Make visual inspections, take measurements, photos, videos and samples on site to monitor if works are being delivered in accordance with the client's requirements (i.e. timescales, scope, quality and costs), making reference to relevant drawings and written specifications. Keep a written record of site inspections and produce weekly reports for the Contract Administrator/Employers Agent.

* Maintain knowledge of current best practice in building works and building services. Keep up to date with relevant legislation, British standards, methods of installation and Approved Codes of Practice to ensure workmanship and materials are of an appropriate level of quality.

* Have a working knowledge of health and safety legislation, including CDM 2015, and bring any shortfalls observed to the attention of the person(s) concerned.

* Witness site testing and commissioning. Record and communicate the outcomes to the relevant parties.

* Advise on possible alternative construction details whilst works are carried out, to provide quality and value for money solutions.

* Take appropriate action to deal with issues and variances as required through working closely with the Contract Administrator/Employers Agent. Minimise risk of litigation e.g. disputes with Contractors or claims from the Public by utilising sound judgement.

* Investigate, report on and manage defects by carrying out defects liability inspections, preparing dated Defects Lists and certifying rectification of defects. Defects Lists will be shared with the Contract Administrator/ Employers Agent for contractor notification.

* Manage own workload to a high degree of efficiency and know when to seek guidance and assistance from line manager or when specialist advice is required.

What technical decisions/ skills do you need to have?

Essential

* HNC, NVQ or equivalent experience.COW

* Membership of a profession body e.g. Institute of Clerk of Works

* CSCS card-holder

* Experience of providing Clerk of Works services on a wide range of construction projects.

* Experience of monitoring and reporting on high value projects, ensuring compliance with timescales, quality, scope and costs.

* Experience of liaising closely with contractors whilst maintaining independence and working in the best interest of the client.

* Asbestos identification and management.

* Working knowledge of Health and Safety legislation, including CDM 2015
