The Role:

This is an exciting opportunity for an experienced Property Manager to join our Property Management/Compliance team based in our Welwyn Garden City office. The main responsibilities of this position are as follows:

  • To protect the Lettings business from a legal and compliance prospective, ensuring the department meets all industry and company expectations.
  • Co-ordination of lettings transactions, from point of tenancy agreed to tenancy commencement; ensuring compliance throughout to include Right to Rent, referencing and other relevant compliance requirements.
  • Ensure necessary paperwork received and signed from landlord and contracts and documentation/terms are lawful from a legal perspective.
  • Liaise with contractors and independent inventory companies to prepare for tenancy start.
  • Attend midterm property visits and report back to landlord as and when required.
  • Booking check outs and liaising with all parties with regards to the return of deposits.
  • Negotiating and co-ordinating renewals as and when required.
  • Carry out internal compliance audits and cooperate with external audits.
  • To arrange gas safety/electrical safety checks and ensure copies are provided to relevant parties.
  • Deal with maintenance issues reported in a timely manner ensuring action taken where required and notes and systems fully updated. Arrange contractors where authorisation received and follow up to confirm all works undertaken and completed to a satisfactory standard and invoices received.

General:

Maintain efficient and effective administration procedures, filing and referencing systems across the company ensuring confidentiality at all times.

Hours - 8.45am to 6.00pm (Monday to Friday)
