Our client is a leading independent Chartered Surveyors and property consultant and as part of their continued growth they are looking to recruit a residential lettings negotiator who will join their highly successful residential property team.

Possessing outstanding communication skills, both written and verbal along with the ability to work under minimal supervision within a fast paced and demanding industry is essential. A professional telephone manner is an integral part of the role, as to is the ability to deal with members of the public, contractors, and clients, in a confident manner in sometimes difficult circumstances.

The successful candidate will be able to demonstrate that they able to work as part of a team, be punctual and have a conscientious approach to their work and driven to provide the highest levels of customer service, regularly going above and beyond.

Main responsibilities will include, but will not be limited to:

. Overseeing the day-to-day management of a large portfolio of residential properties located throughout West Yorkshire

. Act as client liaison to landlords and investors, providing professional advice on all aspects of their residential investments and the Private Rented Sector

. Negotiating new lets on our managed stock liaising between applicants & clients, overseeing from initial enquiry to completion of letting. Duties including receiving & reviewing applications, preparing properties for occupation and liaising on final contract details & compliance before coordinating property move-ins.

. Dealing with a variety of external contractors and suppliers, arranging scheduled and reactive property maintenance and repairs, obtaining quotations and providing progress updates to clients and tenants

. Responsible for reviewing legal documentation and property reports including, tenancy agreements, legal notices, periodic inspections, pre-tenancy/dilapidation reports and advising on and implementing any resulting actions.

. Maintaining internal management systems and following set procedures to ensure specific time restricted actions including those connected with health and safety requirements in the Private Rented Sector along with tenancy renewals and rent reviews are completed within set time-frames.

. General office administration including filing, invoicing, document administration and production of letters and correspondence.

. Assisting other members of the team in undertaking general office duties connected with the letting and management of our residential portfolio.

The successful applicant will be required to undertake industry specific training leading to completion of the Level 4 certificate in Residential Letting and Property Management and professional membership of ARLA (Association of Residential Letting Agents). Training will be undertaken by correspondence course within a limited time period and undertaken outside of normal working hours.
Salary GBP18,000-GBP19,500 plus commission
