Neighbourhood Manager (Housing Association)

Position: Neighbourhood Manager (West)
Location: Sheffield
Job Type: Part Time, Permanent
Hours: 18.5 hours per week, between 7am and 7pm Monday to Friday. Most people are here from 8:30am to 5pm (4:30pm on a Friday), flexible
Salary: GBP17,255 per annum
Benefits: At least 25 days pro-rata annual leave every year, with bank holidays on top of this. An employer matched pension contribution of up to 8%. The opportunity to undertake additional company sponsored professional training. We like to get face to face with customers and suppliers, so a full driving licence is essential. About the role:

Your role as Neighbourhood Manager is all about leading our core operational services. It's challenging and also extremely rewarding.

Responsibilities:

- Managing and developing the Neighbourhoods' team, being accountable for the delivery of tenancy and estates services across operational areas
- Managing and improving team performance - Conducting team meetings, coaching sessions (121s) and carrying out development reviews
- Managing specific contracts such as Grounds Maintenance
- Ensuring that safeguarding and support concerns are identified and taken forward Managing the allocations and lettings process to minimise rent loss
- Over-seeing rent arrears performance
- Ensuring that our gas safety protocol is followed
- Handling and resolving customer complaints
- Preparing case papers and attending court in possession actions for tenancy breaches
- Ensuring that actions resulting from Fire Risk Assessments that are assigned to Neighbourhoods staff are completed within required timescales
- Ensuring that estate / environmental areas requiring improvement are identified across all locations for potential inclusion in investment plans
- Working closely with other departments including Income Management, Safer Communities (ASB) and Asset Management

About you:

- Managerial skills and proven experience in the housing field
- Well-developed knowledge of housing management practice and legislation
- The ability to successfully manage, motivate and develop effective teams with a performance focus
- Experience in managing budgets; budget setting, forecasting, monitoring expenditure and ensuring value for money
- Ability to communicate with various stakeholders, internal and external
- Excellent IT skills and knowledge of housing management systems
- Well-developed communication, negotiation and persuasion skills (oral and written), including ability to write reports on complex topics
- Ability to prioritise conflicting demands
- Hold or working towards a Chartered Institute of Housing Professional Qualification or equivalent is desirable
- Experience in contract management is desirable
