Property Manager - Birmingham

I am working on an exciting new position for a well-organised and ambitious property manager to become part of a small team in a well-established property consultancy in Birmingham City Centre. You will be specialising in new developments within Birmingham where you will build excellent relationships with tenants and clients. You will attend the handover and key collection on behalf of clients upon legal completion, and will manage the rectification of any defects that may be noted on a snagging survey and ensure that these are remedied in a timely manner. Once a tenant has been found, you will, where required, perform a home demonstration for the tenants, as well as provide a comprehensive management service including regular property inspections, through to managing the end of tenancy deposit negotiations.

New Development Accountabilities (when applicable)

  • To liaise with appropriate parties to ensure all new development apartments are ready for move-in by overseeing handovers, visual inspections and ensuring any snagging is documented, reported to developers and chased to completion
  • To walk through property/block with developer/building manager to understand systems and controls
  • To develop, nurture and maintain excellent relationships with developers

Property Management

  • Tenancy progression administration
  • Pre and post tenancy works
  • Warranty management
  • Routine and emergency maintenance during tenancies
  • Property visits twice a year on each property and follow up on any works or requirements that are raised in a timely manner
  • Overseeing the scheduling of check-out appointments when due and managing disbursement of deposits and dilapidations claims
  • Timely payment of all relevant invoices and obtaining of funds from clients where necessary
  • Management of all statutory safety compliance and health and safety where applicable
  • Compiling reports following a property visit on compliance recommendations

Professional experience and personal skills profile

Career Experience Required

  • Experience in a similar role
  • Basic knowledge of heating and hot water systems, plumbing and electrical
  • Experience of excellent client management

Particular Aptitudes/Skills Required

ARLA qualified preferred

  • The ideal candidate will be able to work well within a team and on their own
  • The ability to communicate with developers, landlords, tenants and staff in a confident manner
  • The ability to stay calm and efficiently manage work load
  • To keep up-to-date with legislation changes
