Purpose

* To provide the group's with effective quality control, technical
advice and ensure compliance with all construction related
matters, whilst maintaining excellent customer care.

Who do I report to?

* Reports to the Construction Manager

What are my responsibilities?

* Ensure that all new build work is undertaken to the appropriate
standard and agreed specification, ensuring that the correct
materials and workmanship is used and that the end product is of
both high quality and value for money;

* Undertake regular site inspections at key stages of the build and
produce monthly Site Inspector's Reports whilst ensuring high
quality of work and value for money is provided, highlighting any
quality issues (including quality of work or materials) identified
and take appropriate action;

* Represent the group's at snagging, de-snagging, handover and end
of defects inspection visits;

* Provide technical advice at the design stage including the review
of contract specifications and proposed scheme drawings; Identify
and recommend any changes to specifications, materials or products
that may be required to meet legislative requirements or to
improve quality and/or longevity of the work being carried out;

* Undertake defects management during the standard 12-month
contractual defects period including monitoring, completion and
signing-off works, overseeing call reporting and referrals,
resolving disputed or unresolved works (including visiting
residents and liaising with Employers Agents/Developers where
necessary and feeding back trends to the Development Team;

* Assist with the resolution of latent defects and progress claims
during the relevant warranty period including claims progressed
under NHBC warranties (or similar), scheme specific collateral
warranties and other product warranties (where appropriate) as
deemed necessary;

* Ensure that the contractors comply with Health and Safety
Legislation, Policies, Procedures, Risk Assessments and Approved
Codes of Practice;

* Investigate and respond to relevant Customer Feedback, enquiries
and complaints in accordance with agreed procedures;

* Ensure delivery of an effective and efficient value for money
service and embrace continuous improvement activities;

* Contribute towards the successful delivery of the group's growth
strategy and Corporate Plan objectives;

* Undertake any other responsibilities relevant to this post, as
directed by your line manager.

Qualifications

* City and Guilds/NVQ (advanced/level 3) in appropriate recognised
trade or HND or equivalent in a building maintenance discipline;

* NVQ Site Inspection Level 3 or above;

* Construction Skills Certification Scheme (CSCS) card holder.

Experience, knowledge and skills

* At least 3 years' experience in related field;

* Knowledge of Building Regulations, Building Control and other
related warranties;

* Excellent knowledge of construction related Health and Safety;

* A proven track record in defects resolution and customer care;

* A good understanding of the building industry, including knowledge
of materials, trades, construction methods and legal requirements;

* Good working knowledge of IT systems, including Microsoft Word and
Excel;

* Excellent standard of literacy and numeracy;

* Excellent customer care skills;

* The ability to be persuasive and diplomatic whilst remaining
independent;

* The ability to manage own time and to respond effectively under
pressure;

* Up to date knowledge of construction methods and legislation
through demonstrated Continual Professional Development;

* Project management experience;

* Experienced in meeting pre-defined targets;

* Full driving licence and access to a vehicle for work purposes
