The Vacancy:

Our client, a Vacant Property Management Company, now seeks an electrically qualified Property Manager to join their busy team in South West London.

The successful Property Manager will not only be a qualified electrician but will ideally have previous project management / site management experience and be accustomed to managing teams of contractors.

What are they asking for?

It is essential that you are not only 17th edition qualified electrician but are also hold one or more of the following NVQ qualifications: 2330, and 2395 as well.

The property manager will be a hard-working, dedicated, dynamic, well organised, confident and target driven individual with a keen eye for detail. Someone who is able to not only demonstrate initiative but also build rapport with the company's clients, contractors and suppliers alike. You will also possess excellent communication skills (both written and verbal) and have a positive and determined approach and possess the ability to prioritise and multi-task under pressure.

It will be your responsibility to ensure that all properties are maintained to a high standard and that all fire, health and safety regulations are adhered to.

Responsibilities will include;

  • Working alongside the property guardian team, you will be responsible for the day to day maintenance of properties within the local area.
  • Making new properties habitable as well as conducting regular property inspections
  • To ensure that all properties are maintained to a high standard and that all fire, health and safety regulations are adhered to.
  • Professionally and effectively dealing with all guardian and client enquiries
  • Managing a team of handymen & subcontractors and maintaining a clear vision, communication and constant support
  • Dealing with maintenance issues, arranging contractors & access as well as getting quotes for the works
  • Organising and making sure gas, electrical and all other required certifications are in place and up-to-date including Fire Risk Assessments, Health & Safety inspections and Risk assessments
  • Monthly property inspections and reports
  • Arranging property check-ins and check-outs
  • Key Management
  • Profit and loss calculations for new properties
  • Exercising initiative and diplomacy to manage the often-differing expectations between guardians and clients
  • Support in case of emergency
