We have a brilliant new opportunity for a Senior Building Services Manager to join our successful Building Southern business unit. The position will cover 2 projects in Sidcup, with time spent 60/40 between them; one being a Hospital Refurb and the other a new-build school. There will be a requirement for the Senior BSM to attend one of our Regional offices (Guildford or Brixton) during the pre-con stages.

The right person will be ideally based in the South East and following the completion of these 2 projects, be flexible with travel in order to be able manage future projects within other areas; potentially London, Surrey and the South Coast, depending on work-wins or business need.

Role Overview:

  • The management of the design, installation, testing & commissioning of the Mechanical & Electrical services on a specific bid or project
  • Manage the building services design/installation process to comply with the ERs/CPs, specification, policies and procedures contained within the GT BMS governance systems
  • Support the project in achieving Delivering Excellence
  • Support the project ESP & client KPIs

Key Responsibilities:
Pre-Construction

  • Identify design requirements for the bid from the client's brief
  • To deliver the correct design by realising the design opportunities and mitigating the risks to ensure bid winning solutions on projects can be delivered within budget undertaking due diligence checks at each stage for compliance/completeness
  • Lead appointment of M&E designer ensuring BSRIA work stages incorporated & robust appointment in place within 1 month of 2nd stage appointment
  • Develop and compile the design proposals for inclusion within the contractor's proposals
  • Lead scope production for M&E S/C, participate in procurement strategy & review tender returns for technical compliance (Commercial lead to own comparisons)
  • Ensure compliance with, but not limited to the following as applicable - Industry Standards, Town Planning Requirements, BREEAM
Construction
  • Manage the M&E design team, the design development and technical submission approval process
  • Contribute to value engineering & buildability of the Project
  • Control and co-ordinate the delivery of Building Services on specific projects ensuring compliance with all safety policies and procedures
  • Provide operational and technical solutions to projects that improve service and value for the business, customers and business partners in line with financial forecasts and operational requirements
  • Co-ordinate the activities of the Building Services element of the Design Team
  • Manage the delivery of Building Services elements of Projects for customers through establishing Programmes, Planning, Key Performance Indicators and Progress Reports where appropriate
  • Attend/input to monthly PRMs
  • Manage sub-contractor resources in an efficient manner to ensure the highest possible level of service, productivity and control for each Project
  • Review Sub Contractors construction protocols, RAMS, I&TPs for Projects to ensure a safe, secure, compliant and efficient operation/installation
  • Undertake regular site inspections to ensure compliance, take appropriate corrective action where necessary & issue regular progress reports
  • Lead and manage the Commissioning of systems and equipment and control and co-ordinate Client demonstrations, collation of all necessary certification
  • Chair group meetings for building services integration into the Project
  • Lead Project Working Groups to clarify requirements and improve Co-ordination standards
  • Contribute to overall Health and Safety Standards of all staff and activities to ensure health safety and welfare of staff & supply chain
  • Actively engage in and support Delivering Excellence, inputting into the Delivering Excellence Project Plan and leading on each of the four cornerstones
  • Lead by example with CBAB
  • Ensure M&E snagging closed out & signed off by client, support aftercare team in closing out any M&E defects

Experience and Qualifications:

  • Experience of managing the design consultants and sub contractors at project level
  • Experience of working in the Education, Health and Defence sectors
  • The candidate is to have experience in this or a very similar role
  • The candidate will be ideally Bachelor Degree qualified or above
  • Holding the relevant Chartered membership of a Professional Institute, or working towards gaining membership
  • CSCS card will be required
  • Full Driving licence will be required for this role
