Our client operates over 300 Serviced Apartments across London and the Home Counties. They are looking to recruit an energetic and positive problem-solver with a hands-on approach to manage a portfolio of approximately 65 apartments across either West Surrey or the Berkshire and Hampshire borders.

The successful applicant must have basic maintenance, decorating and DIY skills and be physically fit enough to carry out this role. All apartment blocks are located within a maximum of approximately 40 minutes’ drive of each other. The successful applicant will ideally own their own van, however this is not essential and applications from those who do not own a van will be considered.

As well as being assigned maintenance jobs by their Maintenance Administrator at their Chessington Hub, the Property Maintenance Executive will be responsible for the following:

• Assuming full control of the portfolio of apartments
• Upgrading the apartments in line with their current ‘Pantone 21’ upgrade programme
• Liaising with Chessington staff to call on additional resource where required for bed swaps, upgrades and decorating for example
• Ensuring all apartments are well-maintained and presented to the company-specified standard
• Monitoring the Housekeeping Team to ensure outstanding levels of clean are achieved during In-house and Departure Cleans
• Creating and implementing a schedule to ensure all apartments under your control are inspected on a regular basis and full Preventative Maintenance Checks are completed
• Carrying out Pre-Arrival inspections prior to a guest’s check-in
• Meeting and Greeting guests checking into the apartments (in those locations where a self-check-in facility is not in place)
• Maintaining any company vehicle made available to them by carrying out fortnightly vehicle checks in line with company procedure
• Reporting weekly by email to the Quality and Brand Executive with details of accomplishments over the past week and status of upgrades, maintenance jobs and any guest issues
• Fire Safety requirements are met and all alarm systems are routinely tested with accurate records kept
• Key Audits are completed weekly to ensure the safety and security of their apartments and their guests
• Carrying out day-to-day maintenance jobs in the apartments and communal areas, including:
- Kitchen appliance repairs (washing machines etc.)
- Central Heating and Hot Water fault finding and repairs
- Fire Alarm Systems Testing
- Re-sealing and re-grouting
- Lifting and Loading of mattresses, furniture and appliances
- Furniture Assembly
- Delivering and collecting keys and any other items requested by guests
- Decorating
- Basic Carpentry

• Dump and Recycling Runs of old furniture / waste
• Ensuring their in-house guests are looked after and want to return
• Other reasonable tasks as required

Key Skills:
• A Proactive approach with the ability to think and plan ahead
• A Self-starter who can plan their workload and remain motivated and committed to the tasks in hand
• Confidence and professionalism at all times when liaising with colleagues and guests
• Experience of various trades (plumbing, electrical, joinery, painting and decoration)
• Excellent attention to detail and pride in delivering quality workmanship
• To be able to consistently deliver a first time quality fix on all jobs
• Fault finding and repair skills
• Plumbing and Electrical skills
• Flexibility in hours and approach – this is key
• Tidy working
• Presentable in appearance with excellent Customer Services skills
• A friendly and positive attitude
• The ability to work in a team as well as frequently by yourself
• The ability to write a basic report after each job is completed, detailing the issue and time taken

What we expect from you as their Property Maintenance Executive
To be successful in this role you will need to be:
• Well-presented and a great communicator
• Have experience as a maintenance person
• Be passionate about customer service and delivering quality results
• Hard-working, trustworthy and conscientious

Key quarterly objectives would be discussed, set and reviewed by the Quality and Brand Executive to ensure that the upgrade programme and day to day maintenance continues at pace and to the highest standards.

Along with Monday to Friday hours, the successful applicant will also be expected to join the company Out of Hours Group. This entails call handling and site visits in emergencies out of office hours (evenings and weekends) on a rota basis. This is currently once in every eight weeks approximately, however we are looking into adding further staff members onto this scheme.
