Company Overview: Southernwood Capital LLP is a boutique property fund manager and operator managing approximately 27 million of real estate assets across regional England. The portfolio managed by Southernwood consists of blocks of freehold apartments owned by the property funds it controls, covering all aspects of the real estate life cycle: organisation, structured lending, acquisition, stabilisation, and operation.

Candidate Profile: We are seeking an experienced Property Manager/Asset Manager to join our team on a 12-month maternity cover basis, with the potential to become permanent. The ideal candidate will have at least 2 years of industry experience, preferably with a focus on managing apartment blocks. An ARLA qualification is preferred but not essential.

Responsibilities:

  • Communicating with tenants to address inquiries and resolve issues, including maintenance, anti-social behaviour, and rent queries.
  • Triaging maintenance issues and instructing appropriate contractors to ensure timely and effective resolution.
  • Using our property management system, Re-Leased, to record and update maintenance works, rent reviews, documents, and ad hoc reminders.
  • Conducting viewings and basic vetting of applicants to ensure suitability as tenants.
  • Conducting check-ins, check-outs, handovers, and interim inspections.
  • Performing rent reviews, negotiating with tenants, and arranging tenancy renewals.
  • Demonstrating knowledge of lettings legislation to provide accurate guidance to the team and ensure legal standards are maintained.
  • Ensuring rental properties meet regulatory and habitability standards.
  • Ensuring legal compliance across the portfolio, such as EPCs, EICRs, and GSC.
  • Issuing legal notices such as Section 21s and Section 8s.
  • Performing other ad hoc duties as per the needs of the business.

Qualifications and Experience:

  • Minimum 2 years of industry experience in property management.
  • Experience in handling multiple properties and workstreams.
  • ARLA qualification preferred but not essential.
  • Strong understanding of lettings legislation and legal standards.
