Portfolio Manager Assistant Property Manager

We have an exciting career opportunity for a Property Manager (Factoring) to join our RMG Scotland team, to manage a portfolio of properties across west and central Scotland. The role offers you great flexibility as it is hybrid working from home and our Glasgow office.

You will have strong estate management knowledge and a minimum of 2/3 years property management factoring experience is preferred. You must drive and be willing to travel.

As Property Manager you will proactively manage, retain and grow a portfolio of properties through the provision of excellent customer service, relationship building and knowledge of industry norms and legislation with regards to effective property management to ensure compliance and the Health & Safety of customers residing at these properties.

Responsibilities of the Property Manager:

• Ensure that a high level of service is available at all times.
• Carry out services required in accordance with the lease and monitor the services in line with the service level agreement with contractors and the terms of the lease, changing providers where required.
• Construct the appropriate budget, in line with broad principles to provide the key services for the customers - this should cover soft services, insurance, health & safety work, management company fee and provision for future major works.
• Attend regular site visits
• Monitor collection of service charges to fund necessary works and respond within agreed service levels
• Prioritise risk management through a full document trail and updating systems in accordance with changes in legislation
• Manage and carry out the meetings with the RMC Directors, Residents association, developers etc in line with the service level agreement and statutory requirements.

The Property Manager will have:

• Residential property management (factoring)/block property management experience with 2/3 years experience preferred
• The ability to understand leases, service charge budgeting and associated legislation
• Excellent organisational skills
• Be confident, outgoing and customer orientated
• Strong communication skills with the ability to build and maintain relationships, both external and internal
• IRPM qualification or willing to study
• Full driving licence
