You will be working for a Lancashire based housing association

Your new role
You will be responsible for leading, developing and effectively managing a diverse group of colleagues to ensure a high-quality void & planned investment service is delivered in a cost effective and innovative manner. This will meet KPI's and corporate improvement targets. You will be a supportive, active, and effective member of the broader Asset Management Team, ensuring that the housing association continues to have a positive reputation and a strong track record of performance, delivery and local impact.

You will deliver all void & planned works including the home care initiative, utilising the existing resources in an efficient and customer focused manner to agreed specification and manage staff in the completion of works.
You will be responsible for dynamic leadership of the operational delivery of the corporate FLEGAL requirements
You will ensure maximum efficiency and effectiveness of the team, regularly reviewing systems, processes, and operative requirements to ensure high quality of services and the appropriate levels of productivity are always achieved
A strong liaison and relationship with teams across the housing association specifically the allocations team, to improve the void standards and ready to let time frames
You will co-ordinate and manage the allocation of work with the support of the void administrator to the team of technicians and sub-contractors
You will work with customers to continually review the Void & Maintenance standards, ensuring new tenants are increasingly satisfied with the standard of their new home
You will ensure the HomeCare delivery is done in a way to ensure our customers' homes are maintained with a proactive and planned approach
You will review and monitor performance of technicians and carry out investigation /disciplinary meetings where necessary
Meet regularly with staff to ensure that agreed policies, practices, and procedures are being implemented and delivered
Provide Duty Manager Cover on a rota basis with regards technical advice to operatives and on call office staff
You will ensure all risk assessments, method statements and COSHH data sheets are up to date and relevant and available to the teams
Assist the Business Manager to manage and monitor specified budgets
Liaise closely with the void administrator to ensure works are carried out within agreed KPI targets

What you'll need to succeed
You will have have a HNC in Building Surveying or an equivalent property qualification
You will have experience working for a housing association and experience of managing technicians or subcontractors.
You will be able to provide a cv demonstrating relevant experience

What you'll get in return
GBP40,090 per year
37 hours per week, flexible hybrid working
22 days holiday, plus additional 3 at Xmas plus birthday and bank holidays. You will receive an additional days holiday per year of service
