New Build Conveyancer , GloucesterThis is a superb opportunity for an experienced conveyancer to join a dedicated new build team.The firm work hard and play hard and ensure all staff get to enjoy a work life balance , which is sometimes difficult to achieve in conveyancing.You will be a qualified or vastly experienced residential conveyancer and you will be specifically handling new build work.You will be in effect a No.2 in the department handling supervisor duties in the occasional absence of the team leader, so you should be happy to take on responsibility.Typical duties include :
- Issuing draft contracts on related sales
- Reporting to clients on purchase contract documentation
- Check the mortgage offer contains correct details and then report to client
- Satisfy/report to lender
- Submit Form 1 to Help to Buy
- Taking instructions to exchange and exchanging contracts
- Submitting lender Certificate of Title
- Submitting Help to Buy Form 2
- Preparing completion statements
- Assisting with complex queries
- Dealing with enquiries on sales
- Meeting clients
- To assist with training of new Assistant Conveyancers
- To assist with the opening of new files
- Checking the client's Return Pack and identifying the procedures necessary for each individual client i.e. writing to donors, ISA's, identifying related sales, search requirements, SDLT exemptions/higher rates
- Sending to client the Consumer Code, incentive form and letter with details related to the plan and exchange deadline
- Ensuring that the transaction complies with Money Laundering requirements
- Reporting to the client on Help to Buy
- Assisting the client and developer with any queries either by telephone or email
