The Role
Mason-James is currently recruiting or an experienced Estate Manager based in the North West. This is a fantastic opportunity to join a well-established and highly reputable company who are offering an exceptional salary, security, and flexibility
Duties
To provide internal leadership in the Estate Management function, responsible for managing all lease events, acquisitions and disposals within the operational and support property portfolio
Deal with maintenance of landlord and tenant relationships and to minimise risk from the operational estate.
Acquisition and disposal programme the providing sound analysis of proposals in accordance with business objectives.
Maintenance and development of data records and estate management alert protocols and the provision of accurate management information.
Support department heads with property issues and queries.
Provide Professional management, advice and reporting on extensive leasehold portfolio throughout the UK and Eire.
Managing, both in-house and through external consultants, Rent Reviews, Lease Renewals, Lease Re-gears, Lease reversions, Dilapidation matters, Disposal and Acquisitions.
Provide strategic property advice on all matters affect the operating businesses.
Develop and manage key relationships with internal and external consultants, customers and stakeholders.
Day to day management of landlord relationships.
Providing detailed management information on all aspects of the Property Estate, in line with Groups KPIs.
Preparation of detailed business cases for acquisitions, disposals, relocations, renewals and other property matters.
Identification of opportunities to reduce property costs to the operating businesses.
Management of Business Rate, Service Charge, Property Insurance, utilities and Professional Fee budgets, supported by the Estate Management Coordinator.
Optimise income from sublet portfolio.
Management of Onerous Lease Portfolio.
Work with the Accounts Payable team to ensure accurate and timely payment of all property liabilities.
Assist in the preparation of annual budgets.
Undertake inspections and identifying opportunities to deliver savings, add value and provide depot network efficiencies.
Qualified Chartered Surveyor with c. 3 years Post Qualification Experience, client side preferred but not essential.
Sound knowledge of Landlord and Tenant legislation.
Some experience in industrial, warehousing and trade counter sectors preferred, but not essential.
Computer literate, with good knowledge of Word, Excel and ability to rapidly learn new systems.
High level of verbal and written communications skills, report writing and Board reporting.
Demonstrated strong commercial awareness and forward-thinking skills.
Creative and innovative manager, able to think beyond traditional parameters.
Highly organised and delivery orientated and able to work under pressure to tight timescales.
Able to gain early credibility and be a tough, but fair negotiator, achieving win-win benefits using exceptional commercial acumen.
Good financial awareness and management skills with ability to manage financial targets and financial reporting systems.
Sound knowledge of performance management and commercial incentive schemes and application within a complex stakeholder environment.
