JOB TITLE: Facilities Maintenance Technician
LOCATION: Birmingham
POST REPORTS TO: Regional Facilities Manager
Main Duties
Responsible for the maintenance, presentation, and security of the school building and site.
Open and close premises and grounds to meet the routine and non-routine requirements of the building occupants.
When acting as key holder, to attend the site in emergencies, taking appropriate action in the case of break-in, theft or fire, including arranging boarding up of broken windows and doors and resetting alarms. (Following notification from Cava Guard Security)
Monitor standards of contractors on site and inform the Facilities Manager of any deviations.
Responsible for the general maintenance and cleanliness of the site in order to provide a safe, secure and healthy environment for pupils, staff, parents, visitors and other users.
Maintain general areas of the building (signage and appearance of the building) including external entrance and car park.
Carry out any routine and planned maintenance requirements and to also carry out planned health and safety checks of the building.
Ensure all assigned PPMs and remedial works are completed each period.
Ensure measurable KPI faults are completed in time.
Ensure necessary paperwork is in place i.e. Method statements, Risk Assessment, Permits, COSHH etc. (Authority to Work)
Hands-on assistance when required to carrying out re-lamping, setting up stages etc. and other manual labour.
Assess any faults or damage, and prioritise any works to be carried out, in consultation with the Facilities Manager.
Operate the buildings energy systems to specified standards ensuring conservation measures are taken.
Carry out Porterage duties including room setups, relocations and deliveries along with any other porterage duties which may arise.
Prepare for after normal working hours activities, clearing and cleaning up after these activities and preparing the area for normal use the following day.
Ensure that cleaning areas allocated, including school playgrounds/car parks are cleaned and maintained, including removing weeds from hard surfaces, removing fallen leaves, litter and other debris and arranging for efficient refuse collection from the site.
Ensure that external paths, steps and entrances are clear of debris, snow, water, leaves or other hazards and that the site and grounds are cleaned and maintained to a high standard.
Maintain a safe working environment by ensuring health and safety standards are met and ensuring compliance with all legislative and company health and safety requirements.
Assist in undertaking health and safety risk assessments on the premises, making appropriate recommendations for change or improvements to the Facilities Manager as necessary.
Assist in maintaining appropriate records, manual and computerised, for all maintenance and repairs, ordering of stock and equipment on the site.
Work occasional overtime to cover the duties of the other caretaker due to sickness, holidays etc.
Undertake any other reasonable duty as required by the Facilities Manager.
Skills / Experience
Good communication skills both written and oral.
Able to demonstrate good levels of customer service.
A level head and excellent timekeeping, team working and reliability are essential.
Ability to 'think on your feet' and act as the first point of contact on a wide range of issues involved in the running of the building.
Ability to follow procedures and work on own initiative.
Flexible approach to working hours which include early mornings, late evenings and possibly weekends.
Hands on general maintenance skills.
