You will have the opportunity to join a highly regarded independent estate agent with offices in Essex & Suffolk. All sites are within easy commutable distance of the Colchester branch.
The job description:
Take responsibility for the management of a portfolio of blocks of flats, private estates, and other interests.
Duties will include:
* Responsible for coordinating and managing all services and maintenance contracts and to communicate with clients and leaseholders/freeholders in line with the contracted management agreement.
* Inspection of sites to ensure the quality of services provided are satisfactory and to identify building repairs in line with health and safety issues.
* Setting client budgets, preparing demands in line with leases/legal documents, and collecting service charges having agreed budgets with the client, to keep sufficient funds available.
* Risk managing purchase of services and special projects to maintain positive cash flow.
* Assist the client accountant with the preparation of all financial documentation for submission to accountants for the preparation of year-end accounts.
* Attending AGMs and Directors Meetings for each site where applicable, many of which are out of normal office hours.
* Ensuring compliance with all fire risk and health and safety regulations.
* Advising on and implementing of Section 20 procedures for all qualifying projects. Prepare simple specifications, invite tenders, and oversee planned maintenance work. Where necessary liaising and instructing external surveyors to oversee larger or more complex projects.
* Preparing and updating Five Year Maintenance Plans for each site in the portfolio.
* Putting in place insurance for each site/development.
* Day-to-day management of the portfolio.
The successful candidate will receive:
* A salary of GBP25,000 pa
* On-going training & career development
* Time off in lieu for attending AGM's
* Petrol allowance
* Monday - Friday hours
