Up to GBP25,000
Our well-established client has an exciting opportunity for a Property Manager to join their growing team!
Main duties include:
- Managing maintenance/service contracts on behalf of the Client.
- Visiting the Property on a regular basis (usually monthly), reporting on any areas of concern and arrange any necessary minor repairs.
- Organising periodic health and safety and ensuring appropriate risk assessments are in place.
- Maintain appropriate files and records for the Company supplying copies to client upon request.
- Consultation with the client on management matters.
- Advise the Client on general interpretation of leases, all relevant legislative and regulatory issues and house rules. Assist the client in ensuring the covenants within the lease are enforced and agreeing action to remedy these breaches.
- Providing reasonable management information to the lessees including queries on repairs, finances, lease terms and estate rules and regulations.
- Liaising with the Client.
- Dealing with day-to-day lessee issues and reporting to and taking instruction from the Client on lessees' comments.
- Calling Annual General Meetings, booking venues, preparing Notices, attend, take minutes of an AGM and distribute as required
- Attend up to four meetings of Directors per annum per client, take minutes and distribute as required.
- Prepare service charge budgets for client approval.
- Authorising invoices within agreed expenditure limits and funds available for the client.
- Liaise with the Bookkeeper to agree and issue arrears letters as required.
- Provide regular income and expenditure reports to the clients if required.
- Liaising and agreeing the Service Charge and Company Accounts with the Accountant and client.
To be considered the ideal candidate will have:
- Previous Property Management experience
- Strong communication skills and a great team player
- Excellent organisational skills
- Have the ability to multitask and work under pressure
- Great IT skills and experience of internal systems
