The Company
The Company, established in 1981, is a principal lender of development and bridging finance for asset backed property schemes.
Our business is providing funding to successful property companies and experienced business owners who have identified profitable property projects, allied to secure assets and who need cash to generate profit from the selected project.
The Role
To take responsibility for sourcing, appraising and selecting loan applicants and property projects and managing and monitoring the loan book to ensure the company and investor funds are protected and utilised in secure and profitable projects.
You will have the personal skills and experience in assessing the commercial viability of property projects and the suitability of the loan applicants to deliver the specific projects.
The applicant will need to be organised, have experience in the financial and property sectors with good attention to detail, entrepreneurial, discreet, numerate and able to understand and assess business accounts and property project appraisals.
The applicant will have an important role in expanding the business by identifying new loan customers requiring funding for property projects, to increase the company loan book and profits.
Important attributes also include the ability to gather and select information on loan applicants and the property project that are the subject of the funding enquiry, assess and act with transparency and immediacy and implement action to ensure we provide a responsive, accurate and efficient service for our customers and partners.
Company Loan Book
We fund a range of property projects mostly Midlands based but also spread from Edinburgh to Norwich and the Cotswolds, funding some 15 to 20 customers.
The projects range from new build and refurbishment residential, warehouse new build and refurbishment, capital release, office modernisation and the optimisation of the capital value of land through planning gain.
The Challenge
To understand and support existing loan customers and their projects, manage and monitor the current loan book, maintain and report accurate and up to date financial and non-financial information.
To be aware of the status of each loan and project being funded, source new loan customers who have the experience and ability to identify, manage and deliver profitable property projects.
To increase the loan book from the current level of circa. GBP5M to GBP10M and thereafter to increase lines of credit to further increase the value of the loan book and the net profits and net assets of the company.
The upper limit of the value of the loans provided to property customers will be dictated by the demand for the funding we provide for profitable projects allied to the availability of lines of credit to fund the Company
