The Vacancy
As an Assistant Clerk of Works you will provide pre-contract and post-contract Clerk of Works Services on projects up to the value of GBP5m and provide support on larger projects up to a value of GBP25m. The postholder will need to ensure the quality of new dwellings are to the standard required.
The ideal candidate will have previous practical construction experience and a willingness to learn and develop their career as a Clerk of Works. In addition, the successful candidate will need to be a quick learner and be able to use their own initiative in this fast-paced role keeping to agreed policies and procedures.

Please note, the role will be home-based but the successful candidate will be expected to travel to our clients constructions sites which are within a 1-hour radius of Peterborough. A company van will be provided for use.

To act as clerk of the works on development sites and represent the employer's agent and client on new build developments for the association on projects up to a value of GBP5m.
*
To fully comprehend the detailed requirements of all drawings and specifications and be aware of all relevant British standards and approved codes of practice, Building Regulations and Warranty Insurance Specifications. To ensure these are followed by the contractor.
*
Establish and maintain the site diary recording all relevant events to the project, all progress or delays, all Contract Administrator/Employers Agent, Architects & Engineers instructions. Maintain records of defective work and remedial action taken by the Contractor following informing them. Also record inclement weather and records of labour and plant used on site.
*
To visit sites as directed by the Employer's Agent and QS to monitor weekly progress and report to the Employer's Agent and the Client any issues. To highlight potential delays or early completion and keep the team updated on all relevant matters to the progress of the works and completion target, monitor and record quality of materials and workmanship on site and ensure these meet our standards and specifications check that work proceeds according to programme, specifications and drawings. Report any progress issues in the monthly Quality Inspection Report.

Maintain a watching brief on the Health and Safety (H&S) performance of the contractor and subcontractors on the works and report any concerns to the contractors site staff for action as applicable and inform the Employer's Agent and Employer. To note the dates of H&S Inspections by the Developer/Contractor's chosen method and to obtain the H&S reports produced for the Employer's Agent and Client.

Establish with the Developer/Contractor the 'CML' or Building Control sign off dates for each dwelling. Establish with the Developer/Contractor dates for snagging, back-snagging and handover of each dwelling on the Project and to attend and to pass this information to the Employer's Agent and Client.

Prepare schedules of making good defects for notification to the contractor. Ensure all certification and documentation is received from the contractor and passed to the Employer's Agent
*
If a dispute arises, between the Developer/Contractor and Developments regarding whether a post completion issue is considered a defect or not; to act as the Employer's expert in determining whether the issue raised is a defect. Liaise with the EA to ensure that the defect is made good by the Developer or if they refuse, then to ensure the defect is made good by an alternative contractor and the information passed to Developments for re-charge to the Developer.

At the end of the defects liability period to attend defects inspections arranged by the Development's admin team and the Contractor /Developer. Liaise with the Employer's Agent and produce a list of any defects that require making good. Once all the defects have been rectified, notify the EA so they can issue a Certificate of Making Good Defects to the Developer/Contractor.

Take photographic evidence to support any claims necessary and deviations from the drawings and specification to support any necessary claims and variations by the contractor.
*
To liaise as appropriately with approved inspectors to the project, local authority or other building control inspectors and/or NHBC, Premier etc.
