Role Responsibility

This varied role is to manage provision of an independent retirement living scheme for elderly residents.

You'll ensure that leasehold management services and tenancy agreements are effectively managed, a positive accommodation experience in a safe living environment is maintained, and reasonable customer expectations are met.

You will get the opportunity to develop local marketing activities to promote the scheme to secure a high reputation in the community, and ensure that relationships with referral agencies and key partners working in social care are developed and maintained.

Key to your success will be to maximise rental income by ensuring high occupancy levels. You will also keep a close eye on staff costs, and actively manage rotas and timesheets.

You will ensure that your team of maintenance and general assistants are effectively managed, are clear on their responsibilities, and are engaged and motivated. And finally, you will make sure the scheme complies fully with all relevant regulations, internal Abbeyfield policies and processes, and there is an effective internal audit programme to assure compliance.

The Ideal Candidate

You must have experience working in leasehold management, with the ability to manage leaseholders' customer expectations, by balancing the needs of residents with business need. You'll also need experience managing budgets, particularly securing sustainable income and controlling costs.

With strong staff management skills, you'll also know how to get the best from people, and be able to keep them motivated. Equally, you will be IT literate, and proficient in the use of Microsoft Office (Outlook, Word, Excel).

An appropriate qualification in housing or leasehold management is highly desirable, as is an understanding of the issues surrounding resident participation. It would also be very beneficial to have an understanding of the national health and social care strategy for older people. with a working knowledge of landlord and tenant obligations.

About the Company

The Firs Complex in Nottingham comprises independent living in 42 properties, a mixture of both bungalows and flats. Some 60% are owner occupied (leasehold) and some are rented. All of our properties are self-contained with their own kitchens and bathrooms.

We are just a short walk from the main shopping street in Sherwood. We have a communal lounge where residents enjoy coming together for activities, which they run themselves. While meals are not provided here, we do have a lunch club 4 days a week.

At The Firs Complex, we are real micro-community. Residents look after one another as much as the staff do. This is a great working environment and community to be part of.
