Our housebuilding business operates across 13 regional offices, which are currently developing around 200 sites across England. The design and construction blend tradition and innovation, creating homes and developments with contemporary living standards. Our product range includes one-bedroom apartments through to larger five-bedroom family homes.

In a Nutshell:

We have a fantastic opportunity for Sales Manager to join our team within Vistry Housebuilding Southern, at various locations in Hampshire. As our Sales Manager you will report to the Regional Sales and Marketing Director, to contribute to the overall success of the business by driving a strong sales performance through effective management of the Sales Adviser team on their developments. Key target areas for this role includes on target exchanges, legal completions, customer care, average selling price, sales overheads, and customer extras.

This is a fixed term contract for 18 months to cover Maternity leave.

What we would like from you:

Key Responsibilities -

Delivering a strong sales performance through effective management of their sales team.
Work with legal and Sales Teams to ensure the 28-day reservation to exchange target is met.
Liaise with Sales Teams to review offers, part exchange and shared equity schemes and communicate to Regional Sales and Marketing Director.
Ensure Sales Advisors are using the CRM to effectively prospect manage and generate sales.
In conjunction with the build department and Regional Sales and Marketing Director, plan plot releases to ensure the optimum mix, and availability of units.
Attend build/sales meeting as required and ensure completion of relevant reports.
The ongoing training and development of their whole team and Involvement in recruiting new Sales Advisors.
Prepare staffing rotas for their developments, ensuring that all holidays, sickness, etc., are suitably covered.
Management of non-compliance and underperformance in accordance with standard Group processes.
Manage scheme costs appropriately whilst also promoting best practice and high-quality standards.
Managing database of CRM activity with designated team, ensure continuous improvement as measured by KPI performance.
Oversee the implementation and launch of new sites - coordinating Marketing input as appropriate.
Provides input to marketing campaigns for current/future developments.
Facilitates marketing material, ensuring compliance with Group Standards and legislative requirements
Liaise with colleagues in the divisions to ensure smooth delivery of customer journey for their developments.
Market research and competitor analysis.
Assist in research on potential and existing developments as and when required by the Sales Director.
Appropriate reporting to the Sales Director on all aspects of Sales/legal completions.
Manages delivery and ongoing presentation of show homes and sales office for their developments.
Support the Company's continuous drive to deliver excellent customer service by endorsing and promoting the customer journey, exceeding customer expectations, and leading by exampleCompetencies -

Experience of selling in the building industry is essential
A motivational team-leader focused on managing, coaching and developing their team to achieve their full potential
Experience of sales delivery in a service environment.
Experience of cost control and planning, prioritising, and organising work to meet targets
Specialist knowledge of Sales/Marketing techniques, research, and analysis
Excellent time management skills, and flexible in order to achieve results
Good inter-personal skills and ability to deal with people from diverse backgrounds
Someone who is confident, decisive, resilient and the ability to thrive under pressure in a fast-moving environment
Flexibility with working pattern and mobility across the Division; must be able to work weekends and bank holidays
IT skills, excellent communication skills, both written and verbal
5 GCSEs/GCEs including Maths and English, or equivalent
Strong IT skills
Experience with CRM systems
Intermediate Excel skills
Full driving licenseDesirable -
