Hours: 24 hrs per week

Salary is GBP31,000 pro-rata

Reports to: Services Manager

Responsible for:

Maintenance Supervisor
Maintenance Worker x3
General Assistant x2

Job Overview:
(Note: In addition to these functions employees are required to carry out such duties as may reasonably be required)

* To maintain all aspects of the Home's upkeep, care, maintenance, security, health and safety and facilities management in line with statutory and regulatory requirements.

* To manage refurbishment, expansion, and other building advancements in terms of bidding, developing, procuring and implementing building projects within the Home

* To assist with annual maintenance inspections and condition surveys working with the Director of Finance and Resources and Services Manager to develop and implement a planned maintenance programme for the Home.

* To be hands on and contribute to the overall requirements of the department.

The British Home, but you may be required to work from other locations at the discretion of the company and with appropriate notice.

Working Hours:

5 days over 7-day period, with varying shift patterns as agreed with the manager.

Responsibilities and Duties of the Job

Role Specific Duties:

* Ensure that the home and grounds are properly maintained.

* Maintain business management software (Atlas), including inspections, maintenance requests, complaints, costs and repairs.

* Ensuring that accurate and detailed floor and site plans are kept and updated regularly and to maintain the property terrier.

* Provide a safe, secure, clean environment for all service users.

* Ensure maintenance schedules meet contractual warranty and insurance requirements

* Maintain stock records of all equipment and tools used with facilities management.

* Is responsible for the Home's transport and ensure that DVLA requirements are met, together with Blue Badge and insurance

* Is the responsible person for the disposal of all waste and ensures that all waste is disposed as per current regulations. To promote a programme of recycling waste.

* To be responsible for the maintenance work schedule and monitoring completion of tasks specified, including areas as identified in the maintenance work schedule.

* To deputies for the Services Manager in periods of absence.

Working with Others:

* Identify, negotiate, manage and review procurement or contract renewals in relation to the charities in line with the financial policies and procedures.

* To be responsible for the management of asbestos.

* Manage estates budget, obtaining best value in accordance with the charities financial control systems and procedures.

* To provide liaison with external suppliers and support services for the IT infrastructure

Effective management and delivery of all projects including tendering and appointment of contractors, taking responsibility for temporary realignment of service provision while works are in progress

Personal Responsibilities:

Ensuring that in all activities undertaken, the Home properly discharges its duties under its Health & Safety policy; the Health & Safety at Work Act; COSHH and any other relevant statue, regulation or directive.
Ensure fire and all other systems are regularly maintained, tested, appropriate records are kept and all related policies and procedures are reviewed and updated.
Ensures all staff are aware of the fire regulations and fire plan

Person Specification

Specific Requirement for Skills

Qualifications

Degree of equivalent professional qualification in Building Services

Qualification in Facilities Management & Health and Safety e.g. IOSH / NEBOSH

Proficient Skills

Working knowledge of current IT and computer systems such as MS Office and the ability to maintain computer based information, spreadsheets etc.

Keen awareness of environmental pressures and agendas, energy conservation, carbon friendly initiatives and other green practices

Possess a working knowledge of local government law, procedures , functions etc.
