Pertemps Recruitment on behalf of Dacorum Borough Council has an opportunity for a Garage Management Officer in the Responsive and Key to Key Team. This is a temporary position up to 4-6 months and the pay rate is GBP13.47 per hour. You will be working full time, 37 hours per week

Situated in West Hertfordshire, the Borough of Dacorum is composed of the main towns of Hemel Hempstead, Berkhamsted and Tring, with large areas of Green Belt and outstanding natural beauty, historic settlements and buildings

We are looking for a proactive, organised professional with IT systems and customer service experience to lead on key areas of work relating to the management and letting of our garage stock, within our Housing Directorate.

The role will be responsible for the delivery of key areas of work which will result in the successful letting of more of the garages. This work includes planning a work programme for the re-letting of 620 garages which will require the organisation and management of garage inspections, repairs, and clearances, which will involve tenant liaison, and liaison with contractors and other members of the team. The successful candidate needs to be self motivated, proactive, and methodical.

A standard check will be undertaken with the Disclosure and Barring Service to ensure that the successful candidate has no relevant convictions

Responsibilities

To take responsibility for processing and implementing the prospective garage tenants on the waiting list, currently at 593, to being tenants with all of the necessary checks and documentation, efficiently and effectively.
To take responsibility for compiling the garage mapping system, using Google Earth and Microsoft Dynamics, to map all of the garages, currently 64 of the 820 garage blocks of garages have been mapped.
To develop and implement a plan and work programme for void garages including arranging inspections, clearances and raising repairs as required.
Managing the above programme of work to have the garages ready for re-letting as quickly as possible.
To be proactive, self-motivated and methodical to ensure programme is delivered on target.
Manage and maintain the database of stock condition and other garage related information, in a format that can be interrogated to provide management reports and information to develop an ongoing programme of works in line with the Asset management strategy.
Liaise with other services to address issues with fly tipping and anti-social behavior in garage sites and their vicinity.
Respond effectively and efficiently to complaints and enquires in accordance with the Council's Policies and Procedures and see things to a successful conclusion.
Provide a high quality service to our customers in respect of garage lettings and voids management to prospective new customers and existing customers.
To work closely and liaise with contractors and tenants and other members of the team to deliver the planned work programme of re-letting voids, and to process prospective garage tenants through to being tenants with all of the necessary checks and documentation, efficiently and effectively.
Essential Skills and Experience

Good level of general education including GCSE grade C or above in Maths and English or equivalent
Excellent customer service skills, including the ability to deal with difficult customers.
Exemplary telephone manner, communicating clearly and effectively.
Good written skills, being able to communicate accurately and politely by letter and e-mail.
Ability to understand, and explain to members of the public complex information.
Ability to learn new computer based systems, and modifications to existing systems.
Ability to analyse problems and identify appropriate solutions.
Ability to work calmly & systematically even when under pressure.
Work effectively as part of a team.
Maintain written notes, site meeting summaries and briefing papers.
Flexible and adaptable in their approach to their work and the way the services are provided
Ability to analyse written and numerical data and information and come to logical conclusions
An unequivocal passion for setting high standards and a drive to achieve goals and exceed expectations
High level of interpersonal skills and relationship building at all levels
Experienced in use of e-mail, Word, and other forms of Office software and Web based systems.
Experience of Excel spreadsheets
Demonstrate behaviours that comply with the Council's High Performance Environment (HPE)
Available to work outside of normal office hours
Full driving licence that is valid in the UK and use of car
Satisfactory check with the Disclosure and Barring service

Desirable Skills and Experience

Evidence of Continuous Professional Development for a recognised Housing qualification or NVQ level 1-2
Experience of working within a social housing environment
Experience in housing management dealing with void properties/garages
Experience with Orchard Software
Experience of Microsoft Dynamics
