What you will be doing
Reactive Maintenance
* Undertaking reactive maintenance and duties as required within set service level agreement whilst ensuring that health & safety obligations are met
* Undertaking reactive tasks for our customers, ensuring that work standards are high and tasks are completed on time
* Maintaining the customer areas within our buildings to a high standard whilst
* Dealing with all facilities enquiries and problems for our customers.
* Monitoring and oversee contractors on site, ensuring work areas are clean, work is completed to a satisfactory standard, ensuring site rules & regulations and health and safety regulations are adhered to and that records received are accurate
* Working at height (e.g. changing light bulbs, clearing guttering) and some lifting may be required
* Responding to emergency situations (e.g. evacuation, alarm activations, accidents) as part of the property callout team
* To be familiar with and ensure all Employer obligations for health and safety are always met in conjunction with the Bruntwood health and safety policy
* Attending team meetings and training where necessary.
* Stock control and maintaining cleanliness of work area and workshop
* Other general maintenance work as requested by the Property Manager
Standards
*
Maintain high standards of presentation around the entrance to the building and all common parts including lifts, toilets and corridors
*
Open and lock up of buildings where required
*
Provide support for meeting rooms and serviced space by preparing rooms in advance for customers
*
Ensure vacant suite checks are performed and suites are maintained to a high standard
*
Monitor performance of contractors and other suppliers
Planned Maintenance
* PPMs including generator testing / fire and sprinkler testing
* Ensure the effectiveness of all plant, equipment and fabric to deliver the required Customer Service and Operational Standards
* Complete regular building standard checks and inspections
FM Services
* Supporting our customers in providing reactive maintenance
* Working with the front of house team in pricing jobs and completion of tasks to customer satisfaction
What we are looking for
* Previous experience in a similar role
* Excellent organisational skills and problem solving skills
* Working to schedules - planned maintenance and reactive work.
* A high degree of customer focus and dedication to high standards of customer service
* Flexibility to adapt to changing priorities
* Ability to build strong working relationships and work well in a team
* A hands-on, can-do attitude and a positive, motivated disposition
* The desire to make a difference
