Job Title: Building Maintenance Assistant
Hours: 40hrs - Monday to Friday. 8:30 to 17:00 or 9:30 to 18:00 (including 30min unpaid lunch break)
Report to: Hard Services Manager and Maintenance Supervisor
Location: University of EssexJob Purpose
The postholder will be jointly responsible for the overall planned maintenance delivery, reactive attendance, and all other required duties across the portfolio.
The site requires a high-quality facilities management service, delivered in a customer focused manner, with the least inconvenience to the occupants. To achieve this, you will be required to work as a part of Derwent FM's team in a flexible manner to facilitate the smooth running of the site.
You will be expected to work in a multitasking manner and therefore as well as developing the core skills central to your role, you will be expected and need to gain experience across a range of other duties as directed by your line management. You will be given responsibility for certain tasks across the three sites at Essex. We expect a flexible approach to deliver best value, which may involve at times working on other sites.

Key Accountabilities

* Ensuring the period by period Planned, Preventative Maintenance (PPM) schedule is completed on time.
* Provide timely & efficient resolution to reactive tasks.
* The delivery of additional remedial works when required.
* The upkeep of relevant certification & documentation as required by the contract.
* Completing all works safely & to all relevant regulations.
* Work closely with the wider Derwent FM team, pro-actively reporting on issues, progress and developments.
* Complying to all relevant Health & Safety guidelines and regulations at all times.
* Stand in for other Building Maintenance Assistants to cover holiday and sickness.
* Assist in audits, stock takes, ordering and contractor management.
* Carry out all statutory and PPM works, as necessary.
* Carry out legionella task as requested
* Painting and decorating.
* Carry out minor maintenance tasks including but not limited to, painting, blockages, toilet seats, lamp changes, deliveries, furniture breakages and room lockouts.
* Fire alarm testing, Fire warden and porterage.
* Assist Building Cleaners where necessary.
* Carrying out a wide array of FM tasks.


Experience of working in a similar role/ environment
Experience of PPM and supporting building maintenance
Experience of complying with Health, Safety and Environmental guidelines and regulations

Key Skills - Level 2 in English & Maths or equivalent

Good communication skills
Able to follow written verbal instructions and procedures
Ability to use systems and technology to effectively and efficiently undertake the role
Customer focussed with a drive to provide excellent services
Can do attitude, focused on achieving positive outcomes
Able to work on own initiative and seek assistance where appropriate
Able to complete allocated tasks to a consistently high standard and within agreed timescales
Knowledge of stock control procedures and methods
Knowledge of Health & Safety regulations
Self-motivated, organised and enthusiastic
Able to work well as part of a team and independently
