Building Manager required for Residential Development in SE London

Temp to Perm opportunity to start ASAP

Salary: GBP35,000 (GBP26,250 pro rata - 30 hours per week)

On behalf of my client, I am recruiting for a Temp to Perm Building Manager to provide the operational day-to-day management of a residential building based in SE London. Reporting directly into the board, the successful candidate will have proven experience in the industry with the skills to oversee the safety and maintenance of the building and ensure that all services and activities are carried out efficiently and to a high standard. This will include managing and coordinating multiple projects.

MAIN DUTIES AND RESPONSIBILITIES

Interpersonal/People Management

Line management of building staff. This includes supervision, setting clear standards, evaluating employee performance, providing support and direction, managing absence and providing pastoral care.
Leading by example to set standards of quality customer service for the residents, leaseholders and guests and work with the Board to develop and maintain policies and procedures to support staff.
Identify and recommend appropriate staff training and development needs and opportunities.Safety and Routine/Operational Maintenance

Coordinate and manage General and Fire Risk Assessments for the building, escalating as needed. Conduct weekly inspection and appropriate function testing of building safety systems.
Monitor/maintain awareness of key HSE, IOSH and Asset Management Standards.
Initiate and lead immediate response to significant and/or mandatory system failures, advising the Board as appropriate. Respond to other ad-hoc maintenance issues as required.
Maintaining a safe environment ensuring proper lighting, signs and emergency and evacuation procedures are developed, maintained and reviewed as appropriate.
Maintain inventory of discretionary maintenance and improvement projects for the building, to inform and facilitate Board decisions.
Lead the planning and delivery of scheduled building maintenance services submitting these for Board consideration and approval.
Undertake minor maintenance and repairs within delegated spending limits.
Follow best practice for tendering for services/contractors, making recommendations to the Board for approval.
Overseeing contractors and inspecting completed jobs ensuring works are delivered to the required standards and within the agreed timescale and budget.
Oversee security systems and processes ensuring these are fit for purpose and make recommendation to the Board for improvements or changes.
Undertake regular visual inspections of the estate.
Provide weekly updates and monthly activity summaries to the Board.
Ensure that any financial procedures are completed in accordance with company/managing agentMajor/Capital Building Projects

Work with the Board to review options, develop scope and plans for potential building upgrade projects.
Obtain necessary quotes for Board review and selection and provide advice on potential changes of project scope if required. Coordinate and oversee any works undertaken.
Provide weekly project updates to the BoardMaintaining an appealing space

Ensure the building is well maintained as an appealing space for residents and staff. This includes regular cleaning, bin removal, external plant watering and painting and decorating.
Resolve complaints, questions and requests from residents and guests.
