My client in Bradford is a leading housebuilder and developer and due to continued growth require a further Development Technician for their busy department. The role is predominantly based on CAD doing working drawings, manipulating plans and revising site layouts and housetypes - more drawing than co-ordinating

My client would prefer applications from candidates with either a background working for housebuilders or extensive residential experience working in architectural practice

MAIN JOB PURPOSE
The Development Technician will be expected to use his/her skill in producing and/or obtaining from Head Office or instructing and procuring from external design consultants, and other providers all necessary drawings and information to a satisfactory standard, cost effective and delivered on time to meet the Company's programme and needs.

KEY TASKS
Land Acquisition
Prepare, as required / instructed and issue land plans identifying prospective ownership areas.
Visit prospective development sites, if considered appropriate, and discuss with department colleagues relevant technical physical and /or other constraints.
Prepare and produce technical drawing information as required to assist with Land acquisition as instructed by Technical Manager and or Divisional Development Director.
Update 'AutoCAD crib details' in discussion with Development Department colleagues to provide external consultants with correct and up to date information relating to house types, spacing and circulation criteria.
Land under Contract
Provide the necessary level of information to accompany planning submissions and discharge of condition applications and for discussion with Local Planning Authorities.
Liaise with external consultants and or internal staff with regards to house types, spacing and street scenes
Produce working drawings for Site Layouts, House Types and Construction Details.
Update Head Office house type details and working drawings to suit regional variations.
Liaise with members of the Development Department with regards to site constraints i.e. Topography, Ecology, Arboriculture, Ground Investigation and Infrastructure.
Prepare land registry details in unison with Development Engineer.
Land Acquired
Liaise with the Technical Manager in the preparation of information required for Planning and Building Regulation submissions.
Assist in the briefing of Development Engineer / External Consultants regarding the production of external works drawings to include the necessary level of detail required for sub-contract and site construction issue.
Liaise with other members of staff to ensure specific site drawings and information corresponds to the site requirements and build programme.
Check, comment and approve regional specific designs for Floors, Roof Trusses and Staircases.
Liaise with the Construction Department in the interpretation of issued construction details and plans.
Provide technical support to site and answer technical queries.
Control the issue of drawings and other relevant information to other departments.
Assist in the preparation, distribution and implementation of legal plans for Land Registry approval and Deed Plans for purchasers.
Periodically visit sites to check for compliance with issued designs.
Liaise with Technical Manager and / or Divisional Development Director regarding the administration and production of pre-start information sufficient to obtain discharge of Planning Conditions.
Aid and assist the Sales Department in the production of information suitable for use within sales brochure.

Contribute to specification improvement discussions.
Maintain general awareness of Statutory Requirements, Relevant Planning Guidance, NHBC Requirements, Building Control Updates and Local Authority changes.
Knowledge & Specific Job Skills
Use of Microsoft Office Software.
Proficient in the production of CAD information.
Proficient in the use of AutoCAD.
Driving, hold a full driving licence.

My client are looking to offer a Salary of GBP30-GBP35000 plus a Company car - Ford Focus or similar or Car allowance of GBP4,500

Working hours:
8am to 5.30pm Monday to Friday with 1 hour for lunch (1am to 2pm - subject to confirmation)

Holiday entitlement:
20 days per annum April to March plus statutory bank holidays
